calls from 7:30pm - 8:10pm (Keep in mind
I called for 5 hours during the daytime).
I havent done this for a decade and I'm
always very nervious but it went well and

Hey Lucky you and I worker through the early
1990's when prices were falling and half the
agents left the business. Yes, we had a
challenge but we survived.

Now I find there are a ton of agents out there,
usually I know the names of agents in my area
but 50% or more of the names I see on listings
I have never heard of before. This is our current
challenge and when this one passes a new one will
pop up. If you keep working you will punch through,
always happens.

I feel good about the 700 people farm. Just made $20,000 off a past clients parents selling and buying and $9,000 from a man I showed a couple of condos to 4 years ago.

I doubt they would have thought about me 4 years later and bothered to look me up.
Hunter, I'm surprised you are not doing this this. It's costing you $100, 000 at least!

Ran out of numbers lol.
Check this out. I have a paid directory service that can scrub the do not call list. I pulled a scrubbed list for an area ( actually a suburban city) and i got 880 names numbers and address. so, just for kicks i pulled and non scrubbed list and got....... over 10,000 names numbers and address. over 90% of this area is on the DNC!!!! so tempted to say screw it and call them all....

quick question hunter.... when your out door knocking do you wear a suite? the reason i ask is i am about to start a door knocking but it has been 90 degrees the past few days...

This is a far more normal response than your
historical data. Your DNC data sounds real
scary at 90%. This will cause you to have
to drive very far for a listing appointment
which is not ideal plus you wont know the
area very well at all which will not help
you.

I order my clothes through LL Bean because
I'm tall. Normally just a button down dress
shirt with dress pants. If it's brutaly hot
I wear a fresh dress shirt with dress shorts
and Teva sandals. I often wear my Teva sandals
with dress pants due to heat. Oh, and a straw
hat.

the area is not far its just insane that 90% of the city is on the DNC... I think I'll door knock for a week in combo with calling in the evenings to improve my results..... also hunter do you door knock in the inner city or in a suburban area?

I couldn't complete what I wanted to say because the
system woudn't allow it.

Try just 100 doors knocked on (not contacts) and ease
yourself into it.

Mike Ferry's original goal in the 1990's was for you to
speak to 50 people. He spat on people that used the
phone and had no respect for them at all.

If you can do 50 people a day it would put you in the
same category as Lord Lucky with his 100 people a day,
probaly take you more time but worth it.


On the phone you have to be very good, there is way more
latitude on doors with is helpful for a non pro.

It's crazy cause a few of the MFO guys I know admit that they call dnc numbers anyway. i haven't heard of any of them being fined but the absence of evidence is not the evidence of absence!!!

I do both just for variety (iner city and suburbs)
I was on the phone all day Mon and Tues plus some
inspecting and on listing appointment 10am this
morning. I can do it but I usually need Wed off
or I'll burn out for sure. I bought a new hat
while on holidays last week so I'll hit doors
am Thurs and let you know how it goes.

Keep in mind you have 8 hours in the day and if
you are not speaking to people you are not working
plus inspect some homes so you know what's going
on.

I'm on the DNC and I have been called twice by the
Toronto Sun newspaper, they are a big company.
I don't have time or the interest in harrasing
them. "What's true for you is true for all mankind"
Thoreau or Emmerson cant remember. ie when you see
a pretty girl in a mini skirt your thougths are no
different than the next guys so you are normal.

DNC was expressly designed to avoid people having to endure an unwanted hustler's sales pitch. Do not violate people's wishes. If ANY hustler calls me, I vigorously report them to the authorities. If you give in to your temptation, someone will report you. Really, nobody wants these damned calls.

Alright, let us clear the air in regards to this annoying DNC list.

Here are the rules for the DNC (specifically Texas) and I assume other states mirror Texas' policies

1) You may call individuals to whom you have had prior contact.

2) To collect a debt

3) If the telemarketer is a state licensee (REAL ESTATE AGENTS)
a) The call is not made by an automated device;
b) The solicited transaction is not completed without a face-to-face
presentation to complete a sales transaction and make payment;
c) The consumer has not previously told the licensee that the consumer
does not wish to be called.


So call the DNC list!!!

The only people you have to note are the individulas the specifically tell you not to call again.

Since we basically HAVE to set appointments to finalize transactions and we are state licensed real estate agents...

The DNC does NOT apply to real estate agents
