Good day ladies and gentlemen.

About four years ago I picked up a duplex property in Lawrenceville GA as an investment. Little did I know this would turn out to be such a money pit.

I have had problems finding good tenants since day one.

My property manager has been doing a pretty crappy job.

Would like to find a different property manager but can't seem to find one willing to manage it. Most managers I have found just take care of large complexes.

Is it time to walk away?
The one thing I can't do is to continue paying for this.

All ideas and opinions are appreciated.

Are you local to where your property is? If so, why dont you manage your OWN property. If not, then you might have to do a sale. Sale the property.

My read is that he is in San Diego and the property is 3000 miles away in Georgia.

Yep, sounds like it's time to sell. I would not rely on a property manager (this is just my opinion) - nobody will manage my rentals like I will manage my rentals. So, if I can't manage them myself, it's time to sell. Good luck to you, raged.

I am a specialist in Multifamily and Retail in Georgia. I do not do property management.

A duplex is a very small property.The smallest you can have.

Multifamily you have duplex,triplex,and quad and then 5 + units is commercial.

Generally with duplex's and tri's you land agents that are struggling to make a sale so do property management for a little coin.As soon as the possibility of a regular sale exists they start letting your property they are managing slide.

There is no getting around you bought at the top of the market.You can contact me and I will give it to you straight as options and what to expect.

Have you not yet tried for a loan modification so that you can get your debt service in line with costs to break even until the market comes back in 2 to 3 years??
