I've been training and script role playing with any and everyone. I've only been an agent for two years now. Still tryin to learn everything i can. I came from an REO (bank owned)Market. I've only recently (last 30 days)have been trying to go after private sellers. I have read this entire thread in a week!!!

The big players in my market are either MFO guys or where MFO guys all doing 150+ deals annually. So, I've been reading everything I can get my hands on MFO.

150 deals can only be done with a team in place, 30 deals
for a solo agent is superb or we can use the current
in vogue term of "Elite".

Congrat's on making a healthy bunch of outbound
calls, very few agents can actually do them day
in and day out and yet still do well in the business.

Your ratio's are similar to mine Attempts to Contacts.

Keep going, soon you'll have the wind to your back. If you keep calling your only going to get better. Do you notice your learn curve is growing each day? What if you started calling earier? I may have miss it, are you tracking each hour? It seems the earier you call the more contacts are made. It's always the first call or two, then your good to go. I have knocked on over 60 thousand doors, it's always the first door for me, same with the phone, then the butterflies are gone. I take my hat off to you, keep going!

Thanks for the encouragement Thunderstruck! I did track by the hour and from 8:30 to 9:30 the answer rate was 40%! Declining the closer I got to 12noon

Finally a guy that can give Lucky a run for his money.

I've only knocked on between 130,000 - 150,000 doors and
I thought it was a fair amount but I was seriously wrong.

How many hours do you head out for?

I tend to hit 50 doors per hour, I'm finding
the same thing with the phone (due to being
home, fridge, smoking, coffee) were as when
you are on the street there isn't much to
do but your job.

Have you ever tracked number of doors to deal
type stuff or do you just do it and keep going.

How often do you return to the same area?

With the weather about to improve here I plan
to head out and give the phones a break.

When you generate a lead on the street you have
a much more solid connection than the phone.

by saying this is a "Serendipitous moment"
in that I need to sell my sick father's
commercial property, could you do a evaluation
for me?. Perfect way to start the week.

Listings & sales are down. I am up by 40%. Fighting to get over $400,000. I have no good buyers, no good sellers, no good leads.

Go out and meet people for 3-4 hours a day!

Quick question for you cold-calling/door knocking guys. Do you keep farming the same area? Or do you switch all the time? If you keep going through the same area, do you develop relationships with the contacts that didn't turn into leads? Do you write stuff down about them? Do you use a different script every time you call them back?

Also, for those who live in the GTA, do you find that people move on average at a similar interval that they do in the US (I heard statistics of about every 5 years)? I found that lots of people who buy new construction sell without even living there, but should those actually living in newer neighborhoods be left alone for about 5 years (i.e. is it better to pick an older farming area)?
