I was on an offer presentation last night with a hot qualified buyer that I have...13 offers were registered on the property...we went 70k over asking...not even close!...very frustrating! ...further proof that focusing on listings is the way to go.

Linden, (this post has no value to people who don't make
sales calls, it will bore you to death and wast your
precious time)


You don't sound 100% comfortable with the prospecting mode
which is totally normal. As the years go buy it does get
easier and a lot less terrifying, so hang in there. About
15 years ago Remax invited me to the "Granite Club" which
is a elite club for the establishment people of Toronto
and I heard a lady talk who was a member of Lucky's Master
Mind Group, her moto was "FEEL THE FEAR AND DO IT ANYWAY".


Mike Ferry's scripts are a bit aggresive and many people
are not comfortable using them. There is a touch of genius
in this man and I learnt this the hard way. Many people
have homes that are not perfect princesses and are looking
for a slighlty agressive guy to unload it. There thinking
is a little short sighted as this agression can be turned
on them during a price change appointment or when a offer
shows up. As I early stated I used Mike for over five years
and did very well (always won awards in my office) and over
time I changed some of his words while keeping the same
basic architecture and I was still grooving along happily.
You are free to personalize his system but dont mess with
the overall design, it is very clever.

When my mother retired and other agents left me their business
and my mailling list was ticking along I had less need for
Mike's thinking. (my listing presentation is still based on him
among many other components) and this kept me going for years.
Over time it started to dry up and I went back to prospecting
but with a gentle approach, got results but not as good as
with Mike's edge. Trust me I don't like the edge but for a liting agent many people want a tough cookie in their corner.

Somebody mentioned something about drinkin coffee, think it was
Doo Bop. Until you have years and years of prospecing under your belt you are always going to be very nervious when you
first start your outbound calls. Being in a fairly high state
of anxiety is not going to be conducive to level headed thinking and when you do trip into a lead you can destroy your
chances by not listening and asking question instead you will
be rambling on which is not good. Coffee is dangerous for door
knocking to because it makes you want to pee which is very
uncomfortable when you are a long way from the washroom.
I still drink coffee and it doesn't help me one bit.

Case in point on Friday my 150 attempts for 49 contacts
(it was a PD day and first day of a long weekend) took
me from 9am to 12:30 which is insane. Why did this happen,
I had made all my calls for the week, had been out almost
every night on a appiontment and I had one booked for Friday
evening, weather was warm, I had generated an amazing lead
on my first call, I was like a Jack in the Box, Over the Moon
with excitement and couln't sit still or keep my brain
focused on the task at hand, and drinking coffee and smoking
cigarettes was just throwing Napalm onto a hot situation.

im ok prospecting now...
not nervous much..
when i call the first one maybe..
and i learned the hard way too..when you soft approach the mike ferry script
it loses a lil edge..
because the mike ferry script is meant to show
sellers you are the aggressive agent...
i actually turn it sellers like this

seller my your aggressive-

me- yes true..and thats the kind of agent you need to get the home
sold...right?

seller..my your calling me early...

me- yes and most successful people like YOURSELF MR SELLER..are up early..wouldnt you agree?

remember expireds especially are most time expireds cause they agent was wimpy..they know the results wimpy agents bring

in this market--..no amount of marketing will sell a way overpriced home..

buyers are pretty savvy these days.. so mike ferry is right with..

tell the darn truth for crying out loud..lol

prospected this morning for the first time only for an hour straight. Manual dailing with one phone.

2 leads
0 appts.

These are just cold calls no fsbo's expireds or withdrawns.

Tomorrow will start at 8:30am and go untill 11:30am

God if are going to do this, add some expireds and FSBOs. You already know they want to sell, why avoid them? At least mix a few in, they are sometimes the easiest of listings.

things for your business.
