I met an investor who wants me to help find him office properties locally. I have experience in the market as an inspector for the past 4 years but working as a real estate finder is something very new to me and there doesn't seem to be too much advice online. Is there anybody on this forum that acts as a real estate finder that could give me some advice or act as a mentor?

How would this "Investor" compensate you?

The only "finders" I know are people who work on behalf of Timber Interests who are encouraged to locate stands of marketable timber for logging concerns. These Bird Dogs scurry around, competing with one another, approaching us as representing a large "almost always anonymous" forestry concern.

In the end, only one Bird Dog will be paid for arranging a contract to allow for the harvesting of the timber on a parcel . . . . seldom for actually buying the land through us. Often, several will have identified a certain parcel; but none of them is paid anything; being told that one of their competitors obtained the information.

What information does this "investor" think you have access to that is not readily available through normal public and real estate channels?

Locating Office Space may be quite a bit different from hunting down prime tracts of timber. Let's hope so. Anyway, the method of compensation is key, and you'll probably have to play your cards close to your chest. Good luck.

Thanks for the reply,

So far I have inspected over 2,000 properties. He wants me to be on the lookout for properties that are not listed for sale and to talk the owners of the buildings into selling, especially old worn out buildings, since my investor friend also owns a construction company and is in the business of renovating properties and making them more upscale. I would have a written contract with him and I could keep close tabs on the sales of properties since I have first hand contact with landlords. It actually sounds like a very unique opportunity.

So, how would you be compensated for this service? Will you be an Employee?

That sounds like you'd be functioning as his Agent in doing the talking.

Are you a Licensee? You probably wouldn't need a License if you're an Emloyee.

I am going to meet with him this week to finalize our plans, maybe write up some contracts, so I do not know at this time if I will be an employee of his. Will keep you posted later in the week.
No, I do not have any type of real estate license at the moment.
