1. If a house is selling for $225k should I offer $227k or should i wait for them to ask for final and best offer.Then I should increase it?

2. Any house that has more than one offer. Do they always send you a letter asking for final and best offer or do they sometimes just choose the highest?

If you really want a house, then don't wait for someone else . . . . try to be pro-active and set the agenda yourself!

Human beings are known to be an un-predictable species.

I have known and done business with many of them.

They cannot be counted on to do the same thing twice.

Highest isn't always best.....

Sometimes they choose the best terms. (i.e., cash, as is, close in 30 days, etc.)

The seller doesn't have to notify you of multiple offers or ask for H&B when there are multiple offers. The seller can do as s/he wishes.

The seller can counter all offers, pick one, reject others, not answer, counter 1 or more-- or any combination.
