You are making a right decision, if you put all your effort into it. You would be a independent contractor, therefore, your earnings depend on your input. If you can only work PT, thats your choice and you will have to find a broker to accomidate you. Flexibility, is also in your hands. You are not paid W2 or hourly so your time is yours, to work or do other functions. Discrimination is a Giant issue, fines, prison, ect. The problem is, brining a discrimination case up. Such as if you apply and apply and apply, being elderly, how are you to prove the discrimination. A tough one. But no, they should NOT discriminate. Some of the best agents are minorities, elderly ect...The problem for the newbie, is to obtain clients. Are you looking to represent the buyer or seller? Each broker you interview with, ask them how they set up leads, up desk, referrals ect. Most new agents, start with nothing and are expected to have 6-12 months of reserves to live off. Technology is not much more than your posting on here. If you can type and use a PC, you will be fine. A laptop and a cell phone are a must. Your last question, you must have your license for 2 years before you can become a broker. I am also in So. Cal, in La Palma. We are a retail direct lender.
