Please help me.
Can I sell my house without the need of the listing agent? I have no knowledge regarding Real Estate. Recently, I went throught a very ugly divorce. I am 60 years old, have no mean of survival, no saving, diabetic. I plan to sell my house, and with that money I can survive for awhile. Mortgage on the house is around $250,000. value is probably about $470,000.
If I solicite the help of Realtor, I have to pay 6%. Is not because I don't want to pay, but right now, I am really struggle.
There is a buyer willing to buy the house. Is there anyway that I can ask Escrow or Lawyer to do the paperworks so I could save some money for survival?
I am at the end of my rope. Please help me.

I think you should hire a very good realtor.
You can interview a few of them to pick one to help you.
If it helps go to an attorney first who does real estate law.
They can assist you to get started.
Also talk to neighbors and folks at your church, etc. to gain their local recommendations for the best way to move forward.
You will do well.

Thank you very much for your kind word. There is a realtor who is a friend of mine. She wants to help me. She told me she just help me to do paperwork only without demand any compensation. Does it possible? Is there any legal or tax issue on her side if she just help me? However, she said that I have to pay the buyer agent. But I already have the buyer, and this buyer seems not to have any realtor.
I know she wants to help me, but I don't want to cause her any trouble. I offer to pay her 1%, but she seems a little bit hesitate because she has not been active in doing Real Estate for awhile although she still renew her licence. She told me she did not want to take my money.

It is possible to sell without a realtor if you want to put in the extra work. This article provides a basic breakdown of what is needed but basically it could be worth it in the end.

One fact that many folks fail to realize is that FSBO properties generally sell well below properties sold through agents. You're asking for help now, before you're even listed, what will happen when you're negotiating a contract? In the event the buyer is represented by an agent and you're not, expect to be eaten alive. And reading something on line will not offset a lack of hands on experience. If you were involved in a legal situation would you dare to represent yourself against an experienced lawyer? Keep in mind you have $470,000 at stake. Be wise.

Find a knowledgeable realtor for your area. You are not buying an item for half a million without professional assistance! Friends are friends and not business partners. I am sure that you will find a realtor who will represent you for 1% or a flat fee. Realtor can sign a non agency agreement with buyer. Everyone will be compassionate and understand your situation.

Keep in mind you have $470,000 at stake. Be wise. Jack - she only has around $220,000 at stake - there's still the mortgage to pay.

If you already have a buyer for your home, what do you need an agent for? You are going to have to use a closing attorney to close the transaction anyway. He/she can provide you with all of the legal documents you need to sell your home without an agent. If you still want an agent to help at a reduced commission you need to do a search and see if there are any flat fee or assist to sell realtors in your area.
