I am trying to buy a house and trying to find the best deal.I dont understand the difference in sites. Also I have done a lot of research and have a list of questions please if anyone could help me answer the question below I would appreciate it

1. what is the difference between zillow.com and realtor.com?
2. are all the houses on realtor.com also on zillow.com?
3. what is the best web site.. (a web site that has all of the listing so i dont have to go to 5 different site to search and find the same results)
4. i thought every house that is being sold is suppsoe to be on mls system so (i am in southern california) so shouldn't all hosue be listed in socalmls.com?
5. is it worth going to public auctions? has anyone dones this before? i know you ahve to check out the house before you go becuase if you win the bid u have to buy the house even though u have not seen the inside so you should look at it before you go to the auction but if i check the hosue out i want to buy it should i go to the pubic auction.. are they that much better?
6. do you need a special list to buy house from public auction?

A lot of questions, judyar. Not all of the houses will be on all of the sites, because not all listings are syndicated to every site. Some of them are not syndicated to any sites.

Zillow, Trulia, Realtor.com, socalmls.com, are all private sites that take listings from various mls's and post them for the public. There might be different homes on each site, but most homes will be on all the sites. There are differences as to how soon the listings show up or are updated, and that is a big deal if you are looking to buy a home.

Example: A home that I had listed and sold is still listed as active on one of these sites, and I am still getting calls about it. It is very common for these sites to have old listings.

I think by public auctions, you mean foreclosure auctions, or Trustee's Sales. Yes, there are good deals to be had at these auctions, but you must pay cash (no financing) and you must check all aspects of the property on your own. You can find these auctions through foreclosure information services like foreclosure radar and realty trac.

The best way to find a home that fits your budget and criteria is to work with a Realtor. We can find all of the available homes in your area and protect your interests when you buy. The reality is that no single website will be able to list every single house that is for sale.

MOST listings that go onto the MLS are syndicated out to Realtor.com and a whole host of other websites. But not all. Sellers who list their properties with an agent can elect to exclude their listing from the MLS, or exclude the listing from showing up on other sites. For-sale-by-owner properties are generally not listed on the MLS (unless the owner is a real estate licensee).

Zillow relies on agents/owners to manually input (and remove) listings. I don't consider it an especially reliable site. I recently had a buyer who had been searching Realtor.com and Redfin, and not finding much in the way of good listings. Then they discovered Zillow and wanted to know about all these other listings they hadn't seen before on any other site. I had to break the news to them that this house sold three months ago...that one was withdrawn from the MLS and is in foreclosure at the moment...that other one actually burned to the ground last month...and so on.

I wouldn't recommend a public foreclosure/trustee auction unless you're an already experienced investor (with cash on hand) who knows the ropes and is willing to take a calculated risk. I know there are other threads on here that recount horror stories of people who bought a house at auction, only to find that the interior had been gutted, or the entire back of the house had collapsed, and so on.

I agree with BK--it's certainly possible to do all the work on your own, but unless you're a highly experienced buyers, there are many pitfalls of working without an agent to represent you.

Go to Zip Realty.com

Has all MLS listings. You can search for properties in a variety of ways .. if you find a property, you can hook up with a Realtor through the site.

The best site without doubt is redfin.com which unfortunately is not available for all areas, but they do cover quite a lot and are rapidly adding more.
