Hi

I just started as an agent in a new company and I am very glad.

My problems.

1.We have the 2 top agents in the city and they have all the listings etc.

2.I can only begin to market myself after 4 weeks or so.

Question.
1.Can you make a deal with agents from other company's to get listings etc.
For example if they get a property let you know that you can go try and list it also and vice versa.

Any help would be appreciated just to get me ahead and help me with my new career that I enjoy.

What would the benifit be? That makes no sense at all. So I call you to let you know Im going to attempt to list 123 Main St, while I am there I will set a listing appointment for you also?

I think what he's trying to ask is to get permission to market the other agent's new listings on his website or Craigslist or something.

I am confused as to why you have to wait 4 weeks? That's weird.

(and I strongly suggest he brush up on his communication skills if he expects to succeed in real estate)

For example,if you do not get a sole mandate.

You let the other person know about it and if he gets the listing and sells it after your help,you get some of the commission for the listing,like it would have worked in your own company.

If the deal worked like that.

Sorry if my english is not the best but we have 11 official languages.

Sorry about the comment - I didn't see your location. Aren't there more local forums you can visit to get advice that would be relevant to your area?

Real estate is so local, and it varies from area to area, even the US and Canada are quite different from one another.

No sadly there is not.

That is why I think that with people like you giving me some good advice,I think I can make a good living.

I want to be the one that stands out.

The top agent here is very unethical and I do not want to go that route if I can help it.

Maybe South Africa has some different listing rules then most of us in the U.S. and Canada are familar with. My wife is from Panama and from what she tells me from her time being an agent there they have something of an open listing agreement. At least that's how I understood it.

Van, I'm an aspiring agent and just in the process of taking the courses. My advice to you is to read through a lot of the threads here on this forum. You may find info that pertains to you. Another idea would be to invest in some good motivational books. Jennifer Allan, a member here, has written a few books that might be of interest to you. Just Google Sell With Soul and you will find her website with a lot of info.

Make sure you and your broker of record mesh. To me that is the most important deciding factor. I moved to a brokerage where I connect with the broker of record, and he has given me 3 leads, 2 open houses where I connected with great leads, in just over a week. I think this over rides any training program.

You need someone who wants to help you succeed. Interview until you find one. I feel the smaller brokerages can just do that.
