I work with them a lot. They are very good and push you to get the listing. I strongly recommend them. And the pay is good too.

I see this company requires us to take training course and pay $49.95 before joing them.

Is $49.95 worth getting training from this company? Is it easy to work with these people?

How are the tests?

One more question: I am interested in doing investment as well, and I am broker. Does Titanium allow the listing agent to purchase their clients's property? Can a selling agent buy property from this company?

Does anyone feel there could be issues with performing these assignments. What if a disgruntled borrower complains to DRE? (Even though you are trying to help them, they don't always believe it.) Are there any rules against a Realtor performing loss mitigation?

The reason why they push you to get the listing is because they get 25% of the sale. How much do they pay you Pamh? Have you gotten any listings from it?

Yes, they get 25% of the listing side. I have gotten listings after listings and I work with many companies like this. YOu will not get all listing however, you will be paid for every step you do. To me these are sure listings and I work very little to get them. It is worth it... you betcha!

Let me address some other issues. The website is titaniumsolutioninc.com. The issues I deal with is people always calling the seller. So by the time I call them. They are ready to tell me off. I kindly explain to them my position and that I am only here to help. That If they wish I will never call them again. Most of the time at the end of the conversation I get invited to come look at the house. I have never wanted to purchase one of titanium homes, however, agents in my office have. We have informed the seller of everything and it went smoothly.

Pay is on time but very low.They give you a task to do and everyone u complete u get paid.Have never had an listing from them.With the price of gas and the low pay the last job they offered me I turned it down.If the order is next door I will take it,but anywhere else there is no money in it.This is the way I see it.Someone else might have much better luck.

I signed up with them last month, and received 5 cases right away. I thought that this would be a good source for getting listings. They require that you try to contact the owner (no phone, but face-to-face) at least 3 times before you can qualify for the $25 bucks. That's three trips across town to try to catch an owner, who in most cases, isn't interested in cooperating. With gas at almost $3.00 a gallon here, this is a little costly. Not to mention, all of the "paid" orders I missed, while going out for Titanium.

Forget that i just look up lis pendens and go after them directly for the listing,none of that 25 percent refferal stuff.

Your're right! I have preforeclosure letters, and postcards on my computer that I send out. Titanium was good for current information, on loan modifications, and loss mitgation processes.

Some tips on letters:

I don't like the postcards because it embarreses the homeowners,the last thing they want is there nosy neighbors rubbing it in.Everybody mails the white envelopes use blue or yellow instead it attracts attention among all the other letters coming in.

If you go the letter route make sure you stick it all the way out,usually by the 2nd or 3rd letter investors,attorneys,agents,and mortgage people poop out and give up.You should be sending a letter each week until the week of foreclosure often times people will wait until the last second to do something and you competition will be diminshed by then.

What i have found is most in foreclosure do not take a proactive approach,they hold out by some miracle that they will get full value for there house in need of major repair,they usually do not come down to earth until the last week when they start to panic.

I signed up with Titanium. The first one went smooth and everything was turned in and I was paid. But the second and third, the owners would agree to meet with me and then I show up and no one is home. I was able to help one couple stay in their and home and that to me was gratifying enough whether or not I got paid. I am very picky about the assignments I accept from them now. Most of the people won't contact you back or allow you to meet with them. With gas prices the way they are, we have to watch out for us.

One thing I noticed about the site - the "Real Estate Professionals" section was the only thing that was up and running. The "Mortgage Services" and "Homeowner" sections were still under construction. When I proceeded to sign up there was no mention of charging me. Maybe the money matter will pop up later after they have accepted my application.
