Can anyone please give me some examples of why a closing date would be before the date that all special terms are met, or tell me if this is acceptable?

Something like a closing date before seller finishes construction on a property, or before it's completely cleaned out...?

I had one case where the buyer was going to loose his job and that would have effected his loan, so we closed early.

That is kind of a strange questions. It all depends on the circumstances. But say there is a 10 day inspection period but both parties want to close in 5 as long as everyone was happy with all the terms this should not be a problem.

Well just to help i sold my housein California 2 year ago and forgot to chage my utilities billing address, as a result of that i paid for 3 motnh extra phone, bills, cable bills, electricity bills i havent even got my magazine to my new address so my advise to you is make a check list before you moving out you can get an example from moving contract website
