I LOVE/hate CraigsList! Hah!

I love it in that YES, I get good results.. just be careful of the scammers.. But hate how hard it is to keep ads up.

I use craiglist for both listings and self promotion. create adds to drive traffic to my site and encourage them to sign up to your listingbook account. This time of year is slow but still getting 150 avg hits a day. Fri,Sat,Sun,& Mon appear to be the busiest days.

Craigslist has only brought me spammers here, but this is more of a kijiji town. Got a couple of leads off kijiji, but not quality leads. So, it doesn't seem like it's worth the effort, when there are better ways to promote online, (Point2, blogs, etc). That said, Joe Public seems to believe in Craiglist/Kijiji, since it works for selling other things, so it might be something to do if it's important to the seller, as far as promoting a listing goes.

Like many others, I've used craigslist and have gotten good traffic to my site; however, most of those traffic are not serious buyers. I designed my own template to use for my ads but then I found out that use.com offers free templates. I have no use for them but maybe it's helpful for you.

Yeah I was thinking the same thing! I get between 100-300 hits a week, sometimes I'll have a really busy week with nearly 400 hits, but never 150 a day! I'd like to see what you're doing as well!

ha ha ha!!! One of our office listings was incorrectly listed in the MLS as 29,000 instead of 290,000. The flood of calls we got was ridiculous. It's like, DUH PEOPLE. It's a 4 year old colonial house on 5 acres! How could it EVER be for sale for less than the cost of the septic system and well, let alone the land and the house!?? Esp when everything else like it is....almost 300,000.

LOL I did the same thing last week... posted a house for 18k instead of 180k on CL... luckily I noticed before I published it. Too funny!

Back before the internet, I ran an ad for a Sunday with 2 properties and switched the prices by mistake. I started to get calls on Saturday evening and had one woman screaming at me on the phone that I HAD to sell her the low price house at that price because it was in the paper. In finally got her to put her husband on the phone, explained the problem (which he understood) and gave him my sympathy. Then I put a message on my phone and turned off the ringer for the next 2 days.

I am fighting this as well. I am not a realtor (not for a few years now anyway) but have built sites for my mom the realtor and have done a lot of online marketing.

My mom has an unbranded website hosted by one of the big Real Estate Marketing companies and now wants some unbranded Craigslist ads but I am finding that it is not that easy.

Should the ad look terrible like the Craigslist site? What kind of image do you want to anonymously portray? What kind of ad will get good leads instead of tire kickers? Lots to think about. And I am not sure if there are that many good leads to be had there instead of paying a few bucks for adwords or building a real Facebook presence instead.

To many things to do and just not enough hours in the day

The unbranded website breaks the law in most states because we agents have to make sure the public knows who they are dealing with upfront.

Your mom needs to check into this before she gets caught.

Still haven't gotten a real lead from CL but I know people are looking. The home website that I post the generated ad through keeps track of referring websites and I always have over 100 views straight from CL.

I was into Craigslist for awhile but I got a little busy and have forgotten it. I used postlets.com b/c it's fairly easy to use and you can do alot with it. I also use my website as I can post from there also and it gives me the option of links back to my website. If people have been to any of my postings on Craigslist, I have no idea. I'm not highly techie in these regards. I still get calls from properties that are months old (that irks me!) and I have never received spam from there but I use the coded email that Craiglist gives. If they look legit, I'll call or email-respond them. I think when you list above a certain price level, the higher-income people probably don't go to Craigslist to find a home. Any thoughts on that out there? I certainly wouldn't be going there except to find an FSBO b/c he'll surely give me a better deal b/c he probably has his home priced too low since he probably doesn't know what it's worth and he doesn't have to pay any commissions - right?

I LOVE the beginning of the Snappin Turtle video! Why are there more duds out there than winners for purchasing homes?
