timothy1 Member Registered: 03/18/11 Posts: 12 Loc: California	Some homes I see listed on realtor.com show status as "active." I assume these are ready for sale, with no strings attached. But others are listed as: Status: Act. Cont. Status: Pending w/release Status: Pending w/o release ... and googling hasn't solved the mystery to me of what these terms mean. Particularly the first one. I gather 'Act Cont.' refers to a contingency ... but I can't figure out what kind of contingency. If you can enlighten me, I'll be grateful.

Bigtoe Veteran Member Registered: 10/14/07 Posts: 1294 Loc: Outer Banks	Status: Act. Cont. The contingency could be the buyer has to sell their house first. Pending with out release is when the has died and the seller is waiting for the buyer to sign a release. Stick with just the actives.
