There were alot of questions on the state exam about what the re is responsible for when selling a property under as-is condition.

my question is, does the re have to disclose everything do the buyer if he/she represents the seller?

1 question i remember is that if the seller tells the re that the roof leaks, but upon the inspection of the re the roof does not leak, and the seller specifically tells the re to not tell about the roof leak:

what should the re do in this situation? can he tell prospective buyers about the roof leak, does the re tell the seller that he con not represent the sell?
