I have been enticed by family and friends to move to another city, this would basically mean that I would pick up and leave, start my real estate business from scratch and go with what I have learned in the past two years. The upside to all this is that I have a large family and friends network there and it will help me in the short term.

Has anyone done this? Anything you can tell me to help in my decision?

My family always entices me to move back, I never tell them there is a reason I live far away. I'll visit them, no need to make the trip to visit me!

Basically you just start from scratch. Apply all that has worked over again. Keep in contact with your past clients, its always good for referals in the future.

Nope, nobody can help you in the decision; this is on you yourself must make.

Years ago when I was about 20 I had an opportunity to move from Northeast PA to the Seattle area. I chickened out because while I would be living near my brother, I would be leaving everyone and everything I knew (including the man I was in love with but was not in a relationship with at the time...I didn't know if he cared for me or not).

I decided to stay and am glad that I did - (married the guy, lol) but I always wonder...what if...and now it's too late for me to be an adventurer until I hit second childhood in retirement. Then I'll be old and cranky and just want a porch, good wine, and a good book. LOL

You have to decide for yourself. Is it important to you to be with your family and friends? A career can always be started elsewhere. Of course you can always make new friends too...

You have to make the decision - only you. smile

It would be very tough to start from scratch in your new market, which means it will probably end up costing you a lot of money in unearned commissions.

Can you sell your existing business or do you have a lot of money saved up to support your move?

The only question I would have for you is do you want to live there? Without a strong yes forget the whole thing.

As for starting from scratch, not true, you hopefully have 2 years of real experience under your belt. When I use to start a new office in my expansion days I would start it far enough down the road so it didn't overlap any of my existing office's market. I would then make it the new home office. So on day one we were just an unestablished newbie in the territory. It would take us about 90 days to establish our beachhead.

So if you want to live there, be prepared to hit the ground running, learn the territory quickly, inspect every new listing, print out a CMA and take it with you, use the time to see whats happening. See a fsbo sign, stop and do your job right then. Expired on the CMA do your job. Prospect, Prospect, Prospect!!! Live out on the battlefield, not in the office.

Other words if you want to live there, stop talking to us and move. And believe it or not because of this new you, you may end up earning more then you did before. This advice does not apply if you want to move to a place that sells 10 houses a year and there are currently 100 agents there.

It depends what city I would move to. If I would move to another city in Colorado it wouldn't be to hard I don't think. I might have to get used to an inferior MLS system if I moved away from Northern Colorado, but the contracts and the way real estate is sold is the same. So I would just have to learn the area. Now if I would move to another state that's different. Just about everything would be new. But of course the biggest challenge is getting known by a sphere of influence.

I think it is possible to succeed if you work hard. I have seen many new, green agents, no experience and no extensive knowledge getting many deals by calling expireds and working hard.

Many people (sadly) see us as "we are all the same"; signing up with agents who provide horrible service (photos that are sideways, dark, messy, and many other things).

Since you are an experienced agent/broker, you are bringing much more to your future clients. Having friends and family is going to help you with referrals too. I have no doubts you will be succesful.

Bite the bullet and get to work!

a business grows due to more sales. if you have a proactive way to generate business, it should not be a problem a system is a system is a system. if you can bring in strangers in one market, you should be able to do the same in another. most of my business is stranger to me before my first conversation with them and they are not coming from referral, so while i would not want to have to move and learn a new mls and market, i feel very strong that i would be aok.

good luck to you if you do go. personally, i dont want to move anywhere. to lazy for that. i would ratehr show up to work and have fun all day doing what i do now.
