Can anyone lead me to one of the cheapest discount brokers in the area.
It doesn't matter if it has a virtual office only. I generate leads on my own and I have a home office.

Thanks for your prompt reply in advance. My wife's college roomate's father runs a joint called Assist2sell, I think is the name. Another one I have heard of up there is called Jobin. Those are just names, I do not know if they are any good.

Are you referring to a discount broker from a listing point of view or are you referring to a cheap place to hang your license for little or no office fee with 100% split or somehting like that?

I guess not many agents coming from Virginia area here.....
Yes, I am an agent am looking for a broker who will charge me the cheapest office fees, $50, $100 monthly...

Did you look into Jobin? I see their adds in Commonwealth magazine. jobinrealty.com. I suggested them to you in an earlier post. It looks like they charge 500 month and offer an 80/20 split.

Just remember even though your comm split may be higher in many areas some agents will not show your listings because they do not want to support discount brokers.

$500 monthly is too high. I do not believe in commission split. Why do they want a chunk of my money when I do all the work at home?
I am looking for $100 or less.
I just saw $49 monthly in Maryland from one brokerage firm and they are trying license VA now but not yet. I am waiting.

I addded this to be a bit more constructive. In your words you do not believe in commission splits. Well, then you'd be broke. See in Virginia all commissions earned by an agent go to and belong to the broker. So when a broker splits with you, he is allowing you to have some of what you have earned in his name and under his brokerage. The specific terms are usually spelled out in an independent contractor's agreement. If that bothers you, then I think you ought to consider going 3 years as an agent at the cheapest shop you can find. At that point, assuming you have a HS diploma and are not a felon, you can open up your own shop if you pass the brokers exam, which is not too hard.
At that point if you are offering 100% for $100 per month, I will bring myself and everyone I can to join your charitable brokerage. But I would like to see financial papers showing how you would keep the brokerage afloat. I am assuming you have an inheritance or won the lottery and have sufficient wealth to pay the bills for services and support agents require to earn you, I mean themselves commisisons.

I totally get what you are looking for. I'm a broker in Florida, and there are a few 100% companies around here. You'd have to check and see if they are in your state.

Basically, you pay like $45ish per month, a low transaction fee, and you keep 100% of your commission. I personally wouldn't want to join a company like that. I also don't want to share my income with a broker that doesn't provide me with anything, as I have experienced in the past. So I became a broker myself, and started my own company. There are other expenses involved, however...you just have to decide what is most important to you.
If you stay with a broker that charges more, make sure you use their resources, and be sure and get your money's worth.

Pro's response is exactly why I don't take agents anymore at my company. I make so much more money and have an easier life doing my own deals.I don't have to babysit anyone. I would have to track about 180 transactions closings at 300 trans fee to equal my average commission check. Do you know how much headache and paperwork that is for that money???? I totally understand your frustration that a novice agent wants to have his cake and eat it too.
I am very ready to borrow my broker's name and pay $50 to $100 per month for his/her name and he/she will still be glad in two ways:
1. My listing signs are advertising the brokerage firm all over the town.
2. My brokerage will be greatly benefited by my listing brochure and templates, all designed by myself, printed at my own home. And I let the company use mine FOR FREE.
After having posted here, I recently got a very decent firm for $100 per month, $200 per-transaction fee. They've already started getting great help from me with choosing a new domain name and opening another office location, etc.

There are plenty of dirt cheap brokerages operating just like this, and they are here to stay. They're not for me, but they exist.
