How many contacts should I be working with on a weekly basis, on average, if my goal is 1-2 listings per week?"

Good question, Mike...

You should be working with as many as you can handle (the more the better, of course). And as many as it takes to get 1-2 listings per week. That's the short answer....

Now let's take a step further and go over the details.

You should know (or figure out) some basic stats:

1. How many expireds do you need to speak with to get one lead - someone who will most likely re-list in the near future?

2. How many expired leads do you need to have on a regular follow-up to have one listing appointment?

3. How many listing appointments do you need, to list one property? Of course, this step is not just about expireds. Your marketing materials, your resume, your abilities to build trust and rapport with the seller, as well as your qualifying and presentation skills are just as important.


So let's just use some hypothetical numbers for illustration. Keep in mind, your numbers WILL vary. (You can use the X-Tracker that comes with The Expired PLUS to get YOUR exact numbers). We'll go backwards. So let say:

1. Out of ten listing appointments you go on, you list seven homes.
2. Out of ten expired leads in your system one turns into a listing appointment.
3. Out of ten expireds you talk to five become leads that will go on your follow up.


So, based on the examples above - to list ONE expired every week, here is your plan:

* Talk to 30 expireds every week
* Add 15 expired leads to your database and follow up with them regularly
* Go on 2 listing appointments every week

And there you have it. Suppose you work six days per week - you shouldn't but as Tony Soprano says: "Sometimes you gotta do whatcha gotta do". wink

Every day talk to five expireds. Old or new. It works with both.

That's it. One listing a week. Doable, right?

Calling expireds are a great source of listings. I know I get discouraged because of all the research it takes to find the contact information. My numbers are not as good as Borino's example but are getting better as I'm more comfortable talking shop.

Unfortunately out of 10 expireds I talk to 1 might be a lead, due to my MLS not enforcing their rules (I'll complain about that another time.)

My Lead to appointment ratio is good 3 out of 10. But that number will go up as more are calling me from February's follow up letters.

Now my appointment to contract is only 3 out of 10. Funny because the first 2 just wanted to sign the paper and have it sold. I thought every appointment would be that easy....NOT!!!

I'm sure these numbers will change since I did just get my license in Jan. And I don't call every day and I never door knock first which I'm sure that would improve my results but gas price are too high for that until I get a closing. I have since mid March went back to hard core calling mode so we'll see if I can get 5 to 7 in April.

No, not doable. The vast majority of expireds are expiring because they are upside down and can never list at a realistic price. Or are just bad houses that won't sell without a huge discount. Or are unmotivated sellers period who won't price correctly. You can list one of them per week after all this nonsense until you are blue in the face. You will simply acquire an inventory of unsellable garbage that will cost you money to market and will result in your statistics being polluted with more unsold homes than any other agent in your area.

20% of all expireds are worth pursuing, and getting them requires pre-expiration cultivation. Most of the rest simply belong off the market.

That probably depends on the market. In MY experience in MY market, many sellers are thinking their property is worth too much and when you can get them back down to earth it goes much better.

Can you elaborate on "pre-expiration cultivation"? You never really see that discussed much. Everything is usually like the OP, Mike Ferry style teachings like "call X number of people and you can't fail" nonsense.

I'm a big fan of statistics, so if you do call X number of people you can easily predict Y leads based on past ratios. The variable is you, which needs to find a way to increase Y without increasing X. That seems like a reasonable formula for success.

X / You = Y

Yes, majority of listings expire because of price. Of course, as navarac pointed out, they have to be motivated to sell. And that's the advantage of working expireds. Many finally get the message after being on the market 3...4...6 months with no offers and become A LOT more realistic when re-listing again.
