What does an agent do to market the property other than posting on the MLS?

I am noticing that the general public thinks that an agent puts their home/condo on the MLS and that is it.
What can an agent do to further market the property and change the public perception of what they do.

The most important piece of marketing is a well done and true CMA prepared for a realistic seller.
After that... Some of us invest a lot of money in cameras and equipment to take better quality photos than the average agent. Navarac is way more gung ho than I am but I have easily spent close to $2,000 on my camera, lenses, tripod, software, some lights, and other incidental items to make my pictures better than my competition.
Then I invest a lot of time taking the pictures, correcting /enhancing them, etc.
I maintain my website and blog - that takes a lot of time and while it's not for one particular property it is for the common goal of getting all of my listings in the public eye and sold.
I take time to write well thought out descriptions and captions for most of my photos. I put listings on other portals besides the MLS and Realtor.com. I am learning how best to use Craigslist for marketing. I take video and put it on Youtube.
I network with other agents and tell them of my listings when we are chit chatting. One of my friends ended up selling her listing to my buyers because we were out to lunch and her new listing came up as a matter of discussion - we had it sold before it ever hit the MLS.
I am constantly marketing myself in one way shape or form - in order to sell my listings as well as other homes. Ultimately my goal is to get my listings sold. Open houses, flyer boxes, signs, internet presence...it's all part of the package.
But it's all worthless if it's for an overpriced home.

I am noticing that the general public thinks that an agent puts their home/condo on the MLS and that is it.
What can an agent do to further market the property and change the public perception of what they do. There are a multitude of other things to do. However, beyond all the obvious and oft-repeated strategies, others are available that you will discover if you try. Many of them amount to trade secrets that a good agent will not want to share. But use your own creativity and thoughtfulness, and you will discover them.

Most agents do nothing more then put it on the MLS and throw a sign in the yard. And many agents put it on the MLS badly. Like without pictures. I'm never sure how an agent can get away with that. Don't sellers even check up on if their agent is doing anything? Look all over this forum and I'm sure you'll discover some ways.

The old Four P's of real estate:
Put a sign in the yard Place an ad in the paper Put it in the MLS Pray that it sells

Ive been in the real estate industry for over 20 years. Ive been an agent for 10 years. Owned a mortgage company for 8 yrs, held an appraisers license and inspectors lic as well.All during that time ive also been an investor, buying and selling in 3 states. The key to my success even during rough economical times is understanding the marketplace from a price point perspective and more importantly knowing how to attract the buyers get them the information non intrusively but expeditiously. No one want to be sold and they want the information right now....
We live in an age where technology is moving at the speed of light. If you can just stay one step ahead of the curve, you can succeed. I studied the marketing trends and followed what the big companies were doing. You cant wait till everyone else is doing it, Its too late then..I was utilizing the internet before it was popular, I used Facebook, Blogs, Forums, websites before people actually thought it could work. Any way to stay connected and give my clients good service quickly. I usually dont share my techniques, but i now feel the more i share the more I win. And 90% of the folks will still wait until the opportunity passes by they catch on. 10% will catch that wave.
I say all that to say.... In studying todays marketing trends and Ive caught the next big wave. Its Mobile Marketing. If you look around, the smart phone has become an extension our our arms. Its where people eyes are right now. Text messaging has become the #1 way to comunicate in the world right now. 96% of text are opened, 86% of those are opened in the first hour. Google,Facebook, Microsoft just spent billions to acquire mobile marketing platforms. Just look around...... Imagine a couple drive up to your listing and read the for sale sign .. It say TEXT Smith St to 90210..... Instantaneously upon sending the request they get a text message with Selling price, Link to a virtual tour, Pictures and your mobile business card. On the flip side you have their phone number, what type of house they are interested in and the price point. you didnt have to put out a single flyer that you dont know who is taking , you didnt have to run and go open door for them, And now you can update them on any other properties you have and changes in the one they inquired about... This is so amazing it has taken my business to a whole new level. People say oh the market is soo bad... For me the market is fantastic....

Did you ever think that you can simply have a link on your sign to a mobile property website (barcode or type-in)? And the consumer can avoid texting anything at all? Oh but that won't work, you are selling the texting thing. You are ALREADY behind the curve, Mr. Forefront!
