How would take a situation, where a client tries to renegotiate the commission after you provided a willing and financially capable buyer that's willing to a pay 200K above market value.

It's like the Restaurant Diner who decides he didn't like his meal . . . . or the HomeOwner who doesn't like the color you painted his house. Happens all the time . . . . primarily when it looks like you made the deal happen overnight . . . . never when it took a year. And it always seems to be an effort to reduce the Commission; not to increase it !

Luckily, we have a "Contract" that you signed that protects the Commission. No one broke your arm to get you to sign it.

Our business id comprised of "deals" . . . . some come easy; but most come hard. The easy ones are charged with the responsibility of subsidizing the hard ones. We don't know for sure which category any listing will fall in until a deal is put together.

If every deal was hard, no one would work this business. It's the thrill of the hunt, and our hope that "this one" will be the one . . . . just like that ever optimistic gambler standing at the "one armed bandit".

Your Seller is thinking you made it look too easy, and is now feeling remorse. He's an adult . . . . He'll have to get over it. Tell him he's lucky. He found you.

That's just the way it is. The business was organized this way for a reason . . . . to take care of everyone. And thank goodness for "Contracts".

I had a similar situation a few years ago, but the seller tried to re-negotiate the commission while we were writing a counter-offer to the buyer. I told him that part of the negotiation was settled when he signed the listing agreement. End of THAT discussion.

Good for you !

Many Sellers detect a weak spot in our armor at that specific point in time . . . . when real money is on the line. Many Agents cave !

When deals are plentiful, it's easy to say "No". In slow times, when deals are more of a rare occurrence, the money in a commission is NOT such an abstract item . . . . and it becomes more real when the "end zone" of a closing is within sight.

I completely agree and shame on your seller. We have contracts for protection of both parties. Clients can be lacking in integrity, too!

The Buyer perceives a value in the "unique features" and perhaps others in that market will also perceive the same value . . . . unless the Buyer himself is "unique" !
