So i am a new agent. I am also a general contractor. If i was representing a seller that had items to fix after the inspection prior to closing (say needed a new roof) how would I approach this. Just give them a bid that they can compare to others or should i just not go there?

You could certainly offer your estimate for the client to consider. However, both jobs, to be done well, are full time jobs. My opinion is you should be one or the other and not attempt to do both.

Unlike some other Contractors, you'd certainly be incentivized (is that a new word?) to get the job done by the Closing Date !

I think a Prospective Buyer might have a problem with the Listing Agent taking on the job and possibly cutting corners and just doing the bare minimum to get his Commission; so you'd have to provide assurances that it's going to be quality work.

With the proper disclosures, I'm sure this could be done to the satisfaction of all.

I have a Competitor who is also a mason (bricklayer) and he's always doing masonry and building fireplaces and new chimneys . . . . but usually for the new Owners AFTER the sale.

That's also a mechanism for him to get another source of leads flowing . . . . but I can spot one of his chimneys from a ¼ mile away.

LOL, Vermont. I think I worry about the conflict of interest a little bit--at least how it would be conceived by the client and the lender. So I'm thinking your work would have to be paid outside of closing", either before or after, but could definitely not be listed on the Settlement Statement.

There are many real estate developers and other vertically-integrated real estate businesses who would disagree. That, plus it just seems dangerous to have all your eggs in one basket and a reasonable amount of business diversity is a good goal.

My point was that there are many respected businesses that do real estate transactions as well as other things related to construction. And they do it all well.

I consider myself a jack of all trades. I have been a contractor/developer, and would love to be able to offer my services on both sides as mentioned, but I do know that real estate is a full time job and most people will always prefer someone that specializes. Altough my clients often appreciate my input and the fact that I can always recommend someone for the job.

I would stay away from that and stick to wearing one hat. You never know what could come up on the request for repairs that is fixed but the home inspection/appraiser report it's done properly for whatever reason(because you never know who you are going to get) and after a few reinspections gone wrong it could be a nightmare.

Im a new agent myself so I have no idea how that would work. Im an insurance agent that specializes in mortgage protection insurance and my plan is that anyone that I represent in a real estate transaction that is interested in mortgage protection, Im going to refer to another insurance professional. I dont know really if me seeling them insurance would be a problem but I figure its safest to just not go there.
