Marketing New Construction

I previously worked in sales for a national home builder, in Tampa, FL, making 1.75% of every sale. I got into new home sales because it was a little more stable at the time (for the most part, they drive the traffic). Well now I am having to put in just as much time and effort into finding my own leads (and making a very small amount for it). So, my thoughts are to start working as an agent and strongly market new construction. Making 4-6% for the same effort, and I will have the whole new construction industry to sell, not just my community.
I am thinking that the best way to do this is to find the inventory homes and market those on the internet, ie craigslist, facebook, linkedin, etc...
Is anyone doing this with any success? Any ideas?

I ask because in many jurisdictions, Salesmen of the Builder are "employees" and don't require a License.
But that also means that they haven't gained the experience of Listing a Re-Sale Retail Home or accessing the MLS in order to sell someone else's Listings.

No, I am a fully licensed broker-associate and I am moving back into general real estate, and I am thinking about focusing on a different niche than I have in the past. Now that I have worked for a builder, I know the ins and outs and will be able to fully service a customer thinking about a new home purchase.

I see; so now all you need is some new construction.

Tampa Bay has a lot of new construction going by a lot of big builders. Product is not the issue. The trick is finding the buyers in that niche market. Builder are always grateful for having agents market their product. And, selling the product is easy once you find a buyer. Builders offer great finacning, a more "for sure" transaction because they will do anything to keep a deal on the table, and great warranties... and a closing in the near future for us. None of which can be offered by a short sale etc...
But as I said before, finding the buyer is the hurdle. Hints why I started this thread.
I just started brain storming on this, and I'm looking for some insight.

Product is not the issue. Then what's the problem with Listing them and Marketing them; and then Selling them to the prospective Buyers who respond ? That's just like traditional Real Estate.

No problem at all. That is what I intend to do. However, being that the market is what it is, I'm looking for some ideas on some new ways to market. Obviously I will be taking advantage of the old school ways of marketing a home, but I'm also looking for some insight from other agents across the country to see what they are doing to find buyers. What's working, what's not? Obviously there is no silver bullet, so I'm trying to find new angles.

Dale - Most of the big builders in Florida have "staff" agents, for lack of a better term, as the so called listing agent that work 5 or 6 days per weeks at the models. They generally have a license, although it was not required when I worked there. In this market, builders use real estate brokerages and agents in the same capacity. And the models are open fewer days and hours than in FL.

I'm sure it's similar to our Ski Resorts where the Condominium Developers have an "Employee" to present the new units, and needs no License because he's an Employee . . . . but they can't legally present re-sales.
Similarly, a few of our Banks sometimes have enough REOs on the books to assign an "Employee" to asset disposition, and no License is required . . . . which sometimes places them in direct competition with those of us who might have their REOs listed as Opens.
We have some "new" construction around here; but it's now about 3 years old and never been occupied. At least most everything was completed before things shut down.

This Google Custom search may do a better job of searching the forums for some keywords than the old forum search does. The results do not include threads from the Asset Managers Forum however. To search that forum you will need to be actually in the Asset Managers Forum and you will need to use the old forum search below.
