Hi, I'm an aspiring agent (currently enrolled in the second course). I was curious what information is available to realtors in mls.ca that is not available to the public through realtor.ca?
I understand, for sold listings, the selling price and number of days in the market is included. Does it also include listing history i.e. when was the house originally listed, for how long and at what price, price reductions? Will it have info on how much it was purchased by the current owners or is this available only by title search through Teraview?
Are there any other info that realtors will typically access/use in mls?
Thanks in advance!

First, MLS.ca is the same as REALTOR.ca. The sites that we as agents use are provided by the local boards and there are a number of companies which provide this to the boards (Filogix for instance). On a listing that we would look at it will have the seller's name, showing instructions, required documents in some cases such as power of sale homes, methods of communication with the listing agent, commission being offered, etc. You can also view how long the property has been on the market, price changes, which agents have viewed the listing, previous listings which would show old sales of that property as well as any expired listings. Basically, you can find any information on any listing that has been done through MLS through your board. Depending on your board you will also have access to information from some other boards as well (interboard). If the previous sale had been done through MLS then you would have the sales price in the system as well. Many boards will also have access to GeoWarehouse (pulls info from Teranet) so you can look up information on all properties, not just those which were listed on MLS so you will be able to find out previous sales price, owners name, legal description, etc. From there you can also pay fees for more information such as pulling the title and viewing any documents registered on title.
I have likely missed some things and some things will be different depending on which board you would be joining.

Thanks MHT, this is exactly the info I was looking for!

This Google Custom search may do a better job of searching the forums for some keywords than the old forum search does. The results do not include threads from the Asset Managers Forum however. To search that forum you will need to be actually in the Asset Managers Forum and you will need to use the old forum search below.
