When I have to say I used "best comps available" I make an effort to explain why... low inventory (with 6 mos mls stats), over improvement for area, etc.

Exactly...you have to elaborate on what "best" means..wht is best about it? Distance, GLA, sales dates, age? What makes it the best? I would probably kick that back if I was a QC rep...

I sometimes say that "local market conditions are sluggish"; or something like
"market suffers from a surplus inventory waiting in the wings"; or
"real estate prices are trending on a downward slope"
But, if they read the newspapers, they may have seen those.
This has been written about a few times in recent years.

I actually saw the "If you need an agent" comment on a "prior" BPO that was sent to me by QC a couple of years ago. And that was the only comments place by the agent

You need to be careful of this comment. In some of the countries these reports are reviewed in slugs are a delicacy in the finest dishes. They may think that you mean the real estate market is very active as good as it gets.

You need to be careful of this comment. In some of the countries these reports are reviewed in slugs are a delicacy in the finest dishes. Yes, you're probably correct; that was very thoughtless of me. So, how about Sloths ? Could I say "Market conditions are Sloth-Like " ? I think Sloths probably have a less vocal support group than do the Slugs. But I do like those smooth "bone-less" Slugs equipped with their own Okra-like base, and without those crunchy sharp shells that Snails have (which sometimes cut my tongue). I especially like those Slugs with Pea-Pods and Hoisin Sauce over Brown Rice . . . . doesn't get much better than that !

Got one yesterday from a "Junior QC Review Analyst" --
Mill wants adjustments made in the comments, which we did - the JQCRA only looked at the gross sales comp prices and decided we were out of the range.
Too bad they didn't spend at least a day training this drone
