Everyone see this one? Here is what annoys me. For a year I have been yelling and stomping and having a tantrum, trying to get anyone to listen to me. We have an investor here in town who will meet you at the property. They give you assorted comps that "you can use if you want", sometimes a copy of the offer, as well as any other relevant information they want you to have to sway your value.
Well, I got sick of it and filed a complaint with the state. Oh, they spanked me for that one. Once the investor (who owns a real estate office as well) received a copy of the complaint, they started denying me access for interior orders. This resulted in me yelling at them and them not being nice back.
Clear Capital didn't want to get involved and said it was just "easier" to reassign the order. There were two other offices that took the orders away from me and reassigned them because it was easier than dealing with the access issues.
Finally, I started going around them and figuring out how to get in without talking to them, which made them very angry.
So, they have a new office manager who seemed to be better. We spoke at length and agreed I would do a fair report (like what else is there???) and they would allow me access.

Make life simple and easy. Take the comps, thank them, put them in your folder or vehicle and then throw them out w/o looking at them.
Has worked for me for 12 years.

Make life simple and easy. Take the comps, thank them, put them in your folder or vehicle and then throw them out w/o looking at them.
Has worked for me for 12 years.
In hind sight, might have been a more simple route. But....what they were doing was wrong and I, ever so misguided, thought I could right a wrong. I have this odd idea that I bear a responsibility to do as such when an injustice is before me. I keep sticking to this absurd ideal even though it slaps me in the face every time I try. One day I will learn.

I had one where the agent told me his value at 100K gave me a list of repairs, blah, blah, blah. I came in at 200K. He wanted to know why. I told him he was right, 100K for the house plus 100k for the land, it was on a 1.2 acre lot in a desireable neighborhood. So many sleazy agents out there. Probably have their own buyers out there, probably a friend or relative going for a quick flip.

Ditto. It seems a lot easier than all the aggravation the op has to put up with. It's not worth the frustration and increased blood pressure. Just take them and toss it in the trash. Make a note on the bpo "XX gave me a comps, a copy of the pa, and a repair list but I did not look at them and it did not influence my value". Filing a complaint with the state probably wasn't the best idea. Most people in this business think bpos are not the correct way to value a property. Even though your complaint is probably valid, the person who reviews the complaints probably doesn't care for bpos either.

We seem to have worked it out and they have agreed to stop blocking me and I will do a fair report. Though, how this has to be agreed to really blows my mind. As far as the state, they have been trying to get these guys for a long time and they keep staying just ahead of the law.

I'm having the same problem with BPOs for short sale flips. BPO company knows it's illegal but they rather assign it to another agent and bill the client.

I spent some time researching on how to report short sale fraud (the most obvious route being to contact the loan servicing institution directly).
I thought i might earn some cool points, and possibly an increase in business, by contacting Core Logic and alerting them to the fact that i have encountered a number of instances of fraud on the part of real estate agents (in one case, the buyer (yes the buyer) and the listing agent work in the same office). The property was purchased well below fair market value and sold 2.5 months later. This office is known by the local realtor community to engage in short sale flopping, so it was no surprise.
I found a few others (one of them involved the listing agent selling to an agent and then turning around and relisting and closing just 1 month later).
Long story short: Core Logic emails me that the best advice they can give me is to contact our state's regulator (well not really: they linked me to a california site when i clearly stated that i'm an agent in New Jersey).
So much for those "fraud detection" tools.
