Took listing in Oct for $240K. Might have been high but...then reduced to $235K and now at $229K. Comps anywhere from 218-225. Have had a lot of interest, maybe 20 showings all co brokers. Great little ranch but has a "flow" problem and there is no way to remove walls, etc. to correct it. Has lovely lot. There is a lot of value in the home. Built 1950, 1300 sq. ft and part of a new 25x20 addition, roof, siding, etc. all only 6 years. 2 baths, breezeway, single car garage, great basement...etc. etc...I can't get any offers on this!!! Listing for 6 months. I don't know what to do next...what do I say to seller? Thanks for your thoughts.

Tell him the truth. Tell him that he has a great lot and a nice property, but the property is restrictive due to the flow problem that can't be easily fixed, and all the while it's overpriced. He will likely question why you agreed to list an overpriced property, but just be straightforward, explain market values and the problems with his home in particular, and hopefully he will understand.

I currently have one like that. New Bachelor House; Chef's Kitchen, Sunken Living Room; 1˝ Baths; 1st Floor Laundry, Car Garage; Private 4˝ Acre Lot with Mountain Views and nice Landscaping; long serpentine driveway . . . . but it's a One Bedroom (and that one bedroom happens to be on the 2nd floor).
I told the Owner that this would be a problem but he has had to hear it from prospective Buyers . . . . and the "only" lookers are those who don't know in advance that it's only one bedroom (like those who can't read?)
Everyone wants a three bedroom . . . . one bedroom, a computer room and a guest room. This Guy built the place for himself and never thought there would be a day when he'd have to sell it.

Well price now down to 225K from 240 original. Had showing yesterday, buyer wrote note to us stating floor plan unusual, no dining room, major modifications to get what they needed, outdated kitchen, but loved the lot. Thanks

Make it in low price. If there are still no buyer. Freeze it for a while. Take few months to freeze it. After that offer it again.

Because I just "withdrew" it it is not on Realtor.com...at least I didn't see it there. MLS PIN number is 71146788. Top NOtch Realty. I hope this helps...

That place looks like it must have at least one Fireplace; isn't that worth mentioning in the script?
I'd crop the dead grass out of your primary take.
Why two identical pictures of some Rocking Chair in a Rec Room ? I'd add some pictures of the Quality Features you mention. How about a photo of the Garage; it could be overlooked. I'd emphasize the Single Floor living aspect too. Is it in walking distance to shopping or any cultural amenities?
A pool might be nice for te current Owner . . . . but some people STOP looking when they see that word. An above ground pool may be removed; and I doubt that he's got that much invested in it. I'd get it out of the ad and even offer to remove it if the Buyers don't want it.
Is it 1200 SF or 1300 SF ? . . . . you show both.
What's the deal with the "Possible office or nail studio with private entrance"? Is it Zoned for a Home Business . . . . is the whole neighborhood? Why a Nail Studio (that's kind of unique)? Could it be a Tanning Salon or a Real Estate Office, or a Lawyer/CPA . . . or a Tattoo Parlor?

I agree with Dale, perhaps you can hire a better photographer to take some better pics of the place... dress up the ad copy... I would photo shop the dead grass out and the leaves out...but since you have issues posting a link you may not be comfortable doing photo shop...here again maybe your phototgrapher could help you...

This is excellent...may I plagiarize? Thank you. I am unable to do any more with outside photos. I already get a lot of showings so I feel trying to dress it up more probably won't be effective and in my opinion, it's disappointing to a buyer to come and find what they see isn't in the photo. I also don't know photo shop. I have unbound appreciation for your thoughts!!!!

It's not possible without correct listing. You can not sell your house because wrong documentation gives negative impression on the buyer. If you want to sale it, first of all check all documentation and its legal inquiry.

We haven't started advertising yet but did have an estate agent over to view the house and give us some advice and now he's chasing us as he has people desperate to come see it.... for us its the way to go because we would lose too much money trying to sell quick. Plus it keeps the family happy, as not everyone wants us to go so we're not giving everything up and if we come back then we're not starting from stratch (or living with the parents)
