One of my clients is telling me that the key code for a property should be "KK Code xxxxx"

In the past, upon Sheriff's eviction, I just had my contractor change the locks, and place the keys in a lockbox. I did not have the keys conform to any key code. The AMC is insistent on the changed lock conform to Code xxxxx.

Of course, my contact at AMC has not reponded to emails or voicemails. This Thursday is the lockout. CAn someone explain what this key code is, why is it important and shed light on the repercussions that might occur if I just change the locks w/o conforming to this key ocde.

I am getting mixed responses from locksmiths, including exorbitant fees for doing so. THE AMC says $150 max to change locks.

Any insight would be helpful.

I had to do some research and then confirm by asking my locksmith what the deal was with the keycode. Makes perfect sense to me. A bit of a headache but makes perfect sense.

Most of the REO servicers want one of 3 or 4 different KwikSet key codes used. You should use the requested code because some of the third party servicer providers such as preservation company, external valuation folks, etc will have the key not the lockbox code.

A point to remember is to explain to the selling agent why their buyer wants to change the locks immediately after the get possission of the property.

If REO agents do not all have a grasp of why specific codes are used then it is easy to understand that a non-REO agent would not.

Some HUD properties we have sold have charged the buyer $150 and they do the rekey at closing.

Flat standard fee that Fannie has for re-key prior to close. Trust me on this one - if you get a call from your buyer on a Fannie that was not re-keyed prior to close because field services was in the house and did "property preservation" - its a flippin' bargin. Had two properties "winterized" after close because the new owner didn't change the locks (not a Fannie and not a bank that requires a rekey) Fannie is covering their butts - field services NEVER uses the lockbox - just the standard key on their ring. If they don't re-key - and field services goes in - wow oh wow - what a mess. I've seen 'em in action and I do not ever want them going into a property after close.

Front and rear door knobs and dead bolts. It's a pretty standard fee.

My last 4 listings with 1 AMC have had the same code. On my most recent listing, the refrigerator was stolen. No break-in, no open doors or windows. Obviously someone came in through the combo or already had a key. Only persons with code were the property preservation company and myself. I'll bet every dishonest person knows that combos are used over and over. Now bank is complaining that buyer wants refrigerator replaced. They can't expect to use same code over and over and not have something stolen.

Codes. Anyone that has been in this industry for any length of time has every key code and lock box code used anywhere in the country. Are my field people have a key ring that will open just about anything used.
