Does anyone contact homeowners in default to try and sell their home (short sale)a buyer you are working with? Inventory is low in my area and my buyers are anxious to buy a home but can't find what they are looking for. I'm thinking about contacting distressed property owners who haven't listed their home and tell them I have a buyer who is looking to purchase their home. If you have experience with this please share. Thanks.

It's always important to be clear on who you're representing (and maybe even more important to know who is going to pay you, and with what!)

I haven't ever looked into distressed properties before they've been listed, but for sale by owners almost always will pay a selling agent's commission here.
