I'm wondering if anyone knows of any accounting software out there ALREADY tailored specifically for a real estate company?...software that already knows what we can and cannot deduct, automatically knows whether I should be filing quarterly or yearly (a 941 vs. 944), etc.
I realize that I could go out and buy quicken, turbotax, etc but I'd then have to tweak or and manipulate it right?

My guess is that that you are going to have a hard time finding a software that will perform your desired functions right out-of-box, since there is so much variance in rules, regulations, and procedures for agents from state to state. I'll be keeping an eye on this thread to see what suggestions other members have to offer.

Do not waste your time on net try to purchase a software through a software house. On the net all software are unregistered or useless.

I have been looking off and on for several years and finally contacted QuickBooks to ask them to create one for residential real estate. I am sure if they were contacted by enough Brokers then they might create an industry specific application, like they have already done for property managers and contractors.
