I submitted my application to the state this week, and they are estimating it will take 4-6 weeks to have it processed. Afterward I can register to take the exam. I interviewed with some brokers this week, and I've decided which one I'd like to go with. When I contact the Broker on Monday, I plan to ask for a copy of the Broker-Salesperson contract. After I've read over it and if there are no surprises, I'd like to go ahead and sign it. Will the broker allow me to sign now, or will I have to wait until I get my license? Which could realistically take 2 months. Thanks for your advice!

The broker will probably not sign you - and may not show you any paperwork - until you have a valid license. All you can do is ask.

Thanks for your input, Baddest Cross. The broker gave me the contract and paperwork, but I have to wait until the license comes to turn it all in signed. Makes sense, there's no use paying desk fees and such before I can start working.

I wouldn't expect any broker to sign an agent before he/she has been granted his or her license. Like you said, it is a waste of resources for the broker when there is a real possibility that the agent may not even pass the exam to receive their license, or the possibility of other hang-ups in the process that will delay the application or get it denied.

Oddly, in Vermont, our prospective Sales Agents apply for a License BEFORE they even take the Exam. That way, when and if they pass the exam, there are no other hang-ups to look forward to.

So, people with problems in their backgrounds which would prevent the issuance of a License don't even waste their time studying for, or taking, exams which produce nothing for them.

Here, once the Exam is passed, it's just oa matter of days (sometimes just hours) before the Vermont Real Estate Commission will issue a License to the Broker who will be responsible for that Salesperson . . . . not weeks or months !

Vermont - Wow! Your state has their act together. From the time I submitted my initial application to the state until I became active, it was about 2 and a half months here in Texas.

I'm glad to hear that. Another thing is our Registry of Motor Vehicles. We have so few people, there's never even a line there . . . . and they smile at you cause they're lonely, they need to have contact with others.

In the other States I've lived in, the DMV has been a haven for Sado-Masochists who have made it like a torture chamber to visit there.

But those two things alone don't make Vermont necessarily a good place to re-locate to.
