I own two 4 unit apartments that I bought in 09 and I have a pretty good grasp as to the rates in my area however, still new to everything. I was wondering if prices for rentals usually stay around the same, or could possibly go up or down in price.

Your thoughts.

Rents can go up and down in price, but in my area at least, they seem to go mostly up. A good way to check on the going rates in your area is to check with Sec 8 to see how much they would subsidize for units such as yours (it will depend on # bedrooms, in part). That's not to say you want a Sec 8 tenant. Check craigslist, your local newspaper, etc. to see what others are charging for similar units.

Of course, rental price is change depends on the flow of the economy or depends on the other products and services that affects the rental of houses or apartments.

In Ontario we are given a yearly percentage that we are allowed to increase the rents by. However when you are renting out a unit you can make the rent what ever you want.

Rental rates have continued to rise year over year. The low supply and high demand make the rental market less affordable for people with small budget for renting.
