I represent a very old main street building (circa 1900) that was rehabbed into condos. The walls have been treated with a really thick layer of stucco and and painted. In asking someone who knew more about the building than I did, he stated he didn't know if they were trying to encapsulate the lead paint, or if there was lead paint in there to begin with. yes you would assume there was lead paint at some point. We know nothing about the rehab which was possibly in the past 10 years. Now that I've stated the history for you, I have a pregnant wife wanting to move in. I have told them about the possibility of lead paint in buildings built prior to 1978 and stated that there will be a paper they will need to sign mandated by the feds...etc. etc. So far I've only received a rental binder on the property...

I'm just not so comfortable on this... I need have better words to say to the wife.. The land lord won't be able to do anything about it because it's condo'd .[u][/u]

Any thoughts?

No matter what anybody says, do not let anybody, pregnant or not, move in who has not signed the lead paint disclosure. You are the one who will get in trouble if they decide to become a pain in the a$$.

I'm a Lead Based Paint Consultant (inspections, dust testing, training).

I would suggest that she get a lead assessment done before moving in. This would be by a lead assessor. One of the many things a lead assessor would do it to take dust wipe samples and look for hazards. This would let her know if there are any lead dangers now.

I've done dust test on homes recently sold and have found toxic dust (way over the limit). Home look perfectly clean, but it was there.

I would also type up a simple paragraph that you made this suggestion and have her sign it for your protection.

And of course, do what Bigtoe suggest too.

Give her the pamphlet. Do not be the source, but the source of the source. Also send her to EPA.com. Tell her how impt. it is she learn about this.
