How do you gain access to a property that is locked up tight?

I am trying to find the most cost effective method involving the least amount of time and damage to the property.

I have been doing this a while and need to find better ways.

Drilling? Bump keys? PM me if you wish.

I have had some stubborn locks that used up a couple of drill bits.

Looks like I will be learning lock picking.

In a former occupation, I legally executed, "court issued search warrants" and gained access into vacant or other premises/buildings, in most cases with the use of lock picks, that one can become quite proficient with over time.

A word of caution, in some jurisdiction, if you are not a registered locksmith, the unauthorized possession of lock picks may be construed as possession of burglar tools. Therefore, you would be well advised to check with the local authorities regarding this issue.

Yea, picks are the way to go but you will still run into stubborn locks that are corroded or have had nails pounded into them so bring your drill anyway.
