We absolutely bid on trash outs, winterizations, lawn care and repairs on REO listings we were taking in Arizona for several years. We actually created our Property Preservation Company out of necessity, to provide quality service and upkeep on our REO properties.

We would get ridiculous bids outside the parameters of what our asset managers were willing to pay and once we found someone who would do the job, they would get busy and be a no show . This is when we decided to start a crew of our own.

One thing it did, was give us control over the work and when it got done. It also help offset the extreme cash output of REO listings. From paying vendors for their work to installing signs, rekeys, before and after photos, utilities and pool maintenance, we were responsible for each dollar spent on the listing. We had to hire someone to submit invoices for payment, we had to pay and wait four to six weeks for reimbursement, adding more expense that had to be taken into consideration.

I must say, at this point in time there are many Property Preservation Companies in the Greater Phoenix area that I would give a try if I were still in that market, but if I didn't get the service my asset managers deserved, I would round up a crew again in a minute!
