What will you do on this case?

What I do is:

Look for an old MLS listing
Look for properties located between and see if tax records matchs those located between.
Look on Google Maps, print screen and attached it to the order.

Any other suggestions are welcome, every day Qc is going more crazy with this issue and I understand their concern.

When the happens I take a street sign photo showing that I was on the right street, and upload that as the address verification photo. Then my blanket statement in the report says....


Please note that actual address verification photo is not available for the subject property, as this home does not have a street number out front or on the mailbox. BPO agent is sure that the correct home was photographed due to its location among clearly marked homes on this street.

If I can, I make pics of addresses nearby. I make a pic of street sign; and then put verified by "agent knowledge of area". Haven't had any problems so far.

I upload a photo of the street corner sign and add this verbage

"Address verification was unavailable for subject. Address was verified by using the addresses of the surrounding homes."

Ive never had a problem.

I will upload an old MLS photo, current assessor photo, or photos of the numbers on the adjacent properties. All three have worked with no issues as long as you explain what your address verification photo is and why you didn't have the traditional address verification photo.

This is why I save all my mailbox photos.
If I am at 18 Whatever St and there is no visible number, I just take a photo of a mailbox with that number while on my way to the next BPO or on the way home. I was hoping we could start a thread here with all mailbox photos starting with #1 but I have to learn how to upload a photo first. OK who wants to start it.
One time I uploaded a copy of the assessor photo to prove that I had the right house for JokeTeck, but they said I should have taken a photo of the number of the neighboring house. That proves nothing, if I am at 18 I can take a number 16 on any street. Same with street signs, sometimes they just are not there. So I can just find a street sign with the same name in my town. It proves nothing. My other option is to learn how to photoshop. Just upload a mailbox and photoshop the number that you need.

I've never had a QC problem with address verification. If there is no address on the subject, none on the curbside, or none on the mail box, I take photos of the property address from each side of subject. If that fails, I take a picture of the street sign, along with the comment. "subject location was verified by subdivision plat map". I think QC has a photo from a prior appraisal from their client. I've never had an address dispute, assuming I took a picture of the right house....lol. If I'm heading into an area that I'm not that familiar with, I pull tha plat map, and take it with me.

happened twice to me last month, luckily though, the properties were listed before and matched the pictures from prior mls listings, so I just uploaded the pictures from the prior mls listings and commented "House matches prior photos from prior MLS listings.

I see absolutely NO reason to BS them, give them a phony address from a different street. I would not have considered that and still wouldn't, surprised that was offered as an option.
I tell them somthing like, "Subject has no address on structure, mailbox or curb. Address was verified through county maps and neighboring properties"...I have ran into this countless times with many providers and have never had a problem with it. This is quicker and it is honest to boot.

Well, its dishonest to begin with and second, there is no reason at all to do that. Explain there is not address and document how you verified it was the correct property. Away you go.

I take a photo of the GPS screen that states property XXXX is located to your right.... Then an explanation that there is no visible address on the property. Never an issue.

I take a piece of paper and write the house number on it. Hold it in front of the camera and click. Just kidding. I do what SMG does. No need to take pictures of other house numbers. I prefer not to hang out on a street for that long taking pictures of to many homes. The street sign picture though is a good idea.
