So I am overhauling my Summer marketing plan, and I am FINALLY going to get the youtube going! It's the second largest search engine behind google I believe.

By all means, I think Youtube is one of those things that is going to be in most agents "Social Media DNA". It's one of the best marketing tools out there. USE IT!!! Be creative. Don't just film from your home, a listing or your office. You don't want to be neither a secret agent or a typical agent!

I'm going to be taking the approach of filming from a place where I am relaxed and comfortable outside the home...a coffee place. Go to one in a neighborhood where some of your company's listings are located so that you have an initial talking point. I fully intend to do this at least starting twice a week! Carribou, Starbucks, some of the other places we have around here. You may want to take it a step further and ask a patron who is there if they mind helping you out and asking them if they have a question about real estate, if so, would they mind being in your video, and you can answer it there. You now have somone who will likely be a new subscriber to your channel and hopefully if not a new client somone to add to your database who may be a good source of referrals.

You've got to learn how to work it!!

Sorry for not answering - it depends on the video. Some of them are just mp4 files made from the virtual tour. Each virtual tour takes me about 45 mins or so once I'm done correcting the photos. Some of the other videos took me an hour or more, some less.

I haven't pursued this as much as I should.

...Just like blogging, your video needs to be about ORIGINAL content. I usually "vlog" from a coffee place, Starbucks, Caribou, etc. It's casual and laid back. It's too predictable doing it at a listed property, from my home or from my office. This way, I am able to connect on a much more reachable level. The patrons in there almost always ask what I am doing and get my information that way and my database grows. I'm mindful of brand and product placement in my vids and am careful not to have the logo showing, same if I happen to have a cup of coffee next to me while I'm making a vid, I cover it with a napkin so that I don't violate any TOS behind what I am doing. Make it your own and have fun...

I'd like to get up to three times a week, but I think twice a week may be more doable. I'm going to start integrating them into my wordpress once I moe it over to .org from .com

This is a cool way to promote your Open Houses on YouTube, easy and FREE. One trick is to plan ahead at least 14 days in advance.

I should use my tripod more.

Used a flip camera, regular camera with panoramic views created with PS Elements, Roxio VideoWave for editing. I use this for Unbranded links on our MLS so there is very little about us.

A tripod really helps a lot. Navarac mentioned a steady cam thing and i saw a DIY tutorial on one...one of these days I have to make one.

nice mix of stills and video. I had to LOL at seeing the neighbor in the yard. I got mad yesterday cause I was videoing a "walk down to the lake" from the house and the neighbor yelled something over to me and startled me and ruined a perfect shot. lol

I combined stills with it...my biggest frustration w/ indoor video is the light fluctuation due to the windows. So using Windows Movie Maker, I combined video and stills and I think it turned out well. I do have trim more out of it though because it's too large of a file for R.com.

The list price will never be in the videos because then I have to make a whole new video if the price changes. I will mention it either in the description, or better yet just include a link to the IDX link for it in the description so they can see whatever the current price is that way.

Right now it's listed at $349,900.

Nice video, Perky. It definitely shows well, but I agree with FL_Agent in regards to the music. I know I have to make more of an effort on YouTube, specially as Google gives it so much weight.

What program are you using to combine VT photos with video? Are you adding the video to a true virtual tour that you pay to subscribe to?

I am looking for a program to basically do this all without paying for a subscription. Most VT providers have some strong points but very limited music choices, ability to add voice-over etc. What do you use for the panoramic stitching?

I used Windows Movie Maker for mine, which is free. If you have Win Vista or Win 7 it should already be on your computer. I think an older version is included with Win XP.

I get royalty free, truly free for commercial use, music from http://www.danosongs.com There isn't a lot of music on his site that I like, as most of it is somewhat - DIFFERENT than I tend to like.

I chose a more lively tune because most VT songs are draggy and boring and sleep inducing. I wanted people to feel the excitement about this awesome home. The only negative feedback I've gotten is from other realtors - the "regular people" I've shown the video to, including the owners, have liked it.

I use Roxio Videowave that's part of a large package of tools for around $90. My version is a couple behind the current but has some effects I like.

Use the same music source as Perky or one provided by my broker but have a musician friend who's supposed to do some songs for me someday (musicians can be great procrastinators) wink .

I use Photoshop Elements to stitch together panoramic shots, again not expensive and I'm a couple of versions behind, but it works great.

And of course, YouTube as the delivery vehicle, you get a lot of extra Google juice from that. You can embed YouTube videos as well as link to them. Great stuff.

I'll be doing one soon for a HUD REO - it's going to be "phenonmenal"! I can't believe we're forced to make videos of dumps! And yes, I use Windows Movie Maker also!

My voice was done at the same time I was shooting the video; my camera has a mic in it! smile

That's the one bummer with WMM is that you can't do voice overs - thus if I'm in the yard you may hear crows or cars going by, or if I'm in the house you may hear echoes if the room has awesome acoustics. LOL Plus if you mess up you have to re-shoot the clip, or do what I did and make that clip sans voice (at least WMM lets you turn off the audio for a particular clip!)

My flip camera does the audio but I can't keep my hand steady for that. About 6-8 weeks ago, that carpal tunnel syndrome started. The pain is up my arm now - although I'm thinking maybe a muscle/cartlidge or something has moved to the wrong spot b/c it is nasty at my shoulder. May go to for a professional massage to see if that helps (as hubby isn't very good at that). I drive stick-shift so that just aggravates it more. So, my hand shakes even when I use a regular camera for still photos - I re-take several times now.

I'll try the flip as an experiment. Most HUD houses are not very photogenic unfortunately.

Invest in a cheap tripod - your flip has a little hole in the bottom to accept it - you can get one from walmart for under $30. Your video quality will be A- May - Zingly better. smile

Windows Live Movie Maker. I added the music. I could really tweek it some more but you know how you get tired, really tired of looking at something, working on something for what seems forever and you've just had enough? I even do this for the ugly houses - pretty hard to get the public interested in ugly houses in a video.

I take photos specifically for making the videos.

This poor house, unfortunately, all the upper cabinets have not been installed, and, I couldn't fully shoot some of the bathroom scenes because some of the toilets were gone (I guess that was their thrones - King and Queen - because 2 of 7 toilets are gone.

Thank you very much...and now everyone knows my identity - augh!!!

I didn't remember that the shooting video was at the top...I am a supporter/donor to Operation Homefront and was recently invited to Fort Leonard Wood Missouri for a VIP tour of the base and we got to do all kinds of neat things including using the virtual shooting range...beats the heck out of video games.

The Lake of the Ozarks is the largest man-made non flood control lake in the United States with over 70,000 homes dotting the over 1,100 miles of shoreline...fun place

My lake is the 2nd or 3rd (depending on how you decide to figure it) largest man made lake in the state of PA and is used for hydroelectric generation during peak times. 52 miles of shoreline, 5,700 acres, 13 miles long....

I don't think we have 70,000 homes though, lol. *sniff*

If you zoom in, you should be able to find the plants - there's a 'warm' and 'cold' side to the water. It's in the middle of the lake.

OK. I guess I don't see how a you tube video is going to drive more leads to a home. It just seems like, if someone wanted to see a home, they would visit the home. I would think that HD pics are the big piece while HD videos would be a waste of money.
