Do you leave a Voice Mail for people who are not home? Or is a contact only a live contact?

Also, what percentage of homes are on the DNC list? In my area, that's about 60%, so if i include a larger area, I can probably meet those numbers. I'll provide my stats next week (maybe:-)

Was feeling really good about my weeks work and happy it was Friday, had all sorts of wonderful pictures of the weekend in my dreamy head, ie might get to go for a roll in the hay with my wife, you never know and other wonderful thoughts until I got the "Lucky Laboratory Report", this throw me for a loop and put a reality jolt into my world.

These are the numbers I WAS proud of for the week:

Phone attempts (E03) 1005, contacts 258, Leads 6, Follow up calls 24, appointments 1 and no beer all week.


Either way thanks for the humiliating report, enjoyed reading it
a lot. Maybe I'll have to work on Saturday, hadn't planed for this.


You Americans must have a guy that can knock Lucky of his podium you have
ten times more people than us. Maybe Tiger Woods has a brother or sister
in real estate, you should look into it.

I don't leave messages. A contact is a decision maker/owner.

Don't know percentage of homes on DNC, probably 40%???
I call a couple towns 4 times a year so it doesn't matter.

Something is wrong with your numbers Hunter....you only get a 25% contact ratio. I only get that on my worst days in new areas where most have to work to pay down debt and it is frustrating as Hell when I get that low a ratio.

Why don't you give me 3-4 streets you knocked or will knock & I will call and let you know the ratios I get...You should get an average of 37% over the period of 1 month.

Today for example was a PA day for schools in the GTA...therefore many moms took the day off from work PLUS Fridays are usually a higher ratio day because many take Fridays off especially the afternoons. I got a 44% ratio & loved it.

I you want my help, either post or PM me the street names & I'll let you know my ratio results.

No offense...just trying to help with your efficiencies!

Thanks for your offer of help. E01 and E03 have changed dramatically over the last 5-7 years, many single professional women in there 40's and 50"s and young couples without kids have bought in the area. These guys are not home in the daytime. Yes, 10 years ago 37% response would be normal. A buddy of mine who door knocks from 10am to around 5pm is getting the same response as me, 25%.

I'm just joking about my week, I'm happy to be doing my calls
and in time good things always come. I think I figured out my
problem, "I'm trying too hard and freaking people out, my normal mode is more "free flow" and laid back. Got to get back to it, maybe living with a German women for the last 2 years has turned me into a uptight perfectionist.

Congrats on some great numbers, you have developed your methods too a extremely high level, very impressive.

Hey Lucky,

I'm curious to know how large a hand Mike Ferry played in you developing your business to the level that you are at. I'm aware
that you have been involved with his operation since 1994 and
this is not a cheap outfit to be involved with.

I got a call from his office last week and I was really impressed
with the salesman (Jim I think) knowledge and wisdom. In the past his sales rep's have been insulting ie, your only doing 18 deals what the
F... is wrong with you, grow a brain are you a retard. This new
guy listened and had some superb advice.

I only know one guy who signed up for One on One but he was doomed from day one because he is married to a very wealthy career women and it was his job
to raise the kids while his wife worked and travelled 16 hours a day.

Personally I attended Mike's Action Work Shops and bought a large amount of his matrial and used it exclusively (not one on one) for my first
3-5 years with good results and then developed my own systems while keeping many of his foundation blocks. The info I'm getting from you is not commonly
available on his free down loads, maybe this is privy info for One on One
customers?

I follow MFO exclusively. Most of what I know is a combination of his teaching and trying my own ideas. I find by being involved in his systems keeps you thinking big, wanting to grown you business and improve, keeps me focused on my current and 5 year goals. I find his systems make you think BIG and make you treat your business like a BUSINESS!

I went to many other trainers but found many were just telling you what you want to hear so they would be liked.

The ratio between Gross Income and Total Contacts only makes sense to me if doesn't include business from Past Clients and Referrals, am I correct with this assumption?

Are the contacts specific new calls or have you added in your
PC/SOI/Follow Up contacts to the total.

The total contacts includes new contacts and PC/COI contacts. However, 99% are new contacts. Whether I call new or PC/COI it still is prospecting.


Prospecting is the ENGINE of my business so the ratios are calculated from the prospecting.
One could always argue, if I receved a sign call who bought my listing then that deal was not generated directly by prospecting but then again the listing was generated by prospecting and therefore is a by product of the prospecting ENGINE etc. Even my past clients mostly were generated by prospecting.

Thanks for the answer. Have to show property at 9:30am this morning. when I get back I'm going re-visit my 2005 numbers/
trade record sheet and compare notes. This is the only year
that I really broke things down into all their components but you start coming up with some weird formulas when you over think things, being an analytical this can be an issue.

Prospecting has been the foundation of practically every deal
over the last two decades. Or you could say prospecting was the
seed that in some cases began a chain of events that took on a
life of their own.

Either way thanks, you had me scratching my head.

Okay my 2005 numbers are all set up so I will
use them.(have the log books for other years but
stopped adding them up because each year it landed
being up the same, within a few hundred contacts)

Hunter:

Each Contact = $19.26 Net.


Lucky:

Each Contact = $19.79 Gross.



If only this was all that was involved in getting
a deal, dreams are free.
Keep in mind Luckys sample of numbers is gigantic
when compared to mine.

OK lucky I give up. 22 sold listings and 11 buyer sales = 33 deals at $10,971 per deal = $362,043. Where did the other $106k go that is needed to get to your $468,000 come from?

Had to drive the bank draft from downtown to Richmond Hill (Lucky's World) there was a Mercedes S55 in the parking lot so I asked the chinese receptionist if there was a guy in the office who cold called, she said "nobody there col cal, I fink it no wok anmore". She was very helpful and gave me my receit.
