I'm about to do my first eviction in the year(only done 15 cfks this yr). How bad are they.
I have been lucky enough to get vacant properties or work out a CFK agreement in all but one of my REO's. The one that went to eviction took 4-6 months to go to court and the attorney brought a copy of an unrecorded deed and the judge ruled that that was not proof of ownership for the bank. It took about 2 more months to get back to court. Once we were there the lenders attorney worked out a move out with out evicting the previous owner.
I guess everyones experience will be different but I though mine was pretty bad. I am sure they can be a lot worse.

There are things that are within your control, and there are others that are beyond it. Sometimes the occupants are just completely unrealistic. I have one right now that has been in eviction for almost 1 year. They got spared from the lockout 2 weeks ago because it's a Chase property and Chase has put all their properties on Hold. So now these people think that they are going to "refinance" and get to keep their house. Note the delusional aspect of refinancing a house they don't even own anymore. But to get back to my point, what these people think is completely out of my control. So don't worry about things you can't control. Focus energy on things you CAN control. My philosophy, anyway.
