please tell me if this is legal.... A $200 deposit was given less than 24 hrs before I called to say I changed my mind on the rental. No application was done, no lease was signed, all I got was a receipt for the deposit. When I called thee next day to cancel I had said I will let him keep $25 for his time and now he will not return any of it? Is this legal?

you shouldn't have given the money without a signed agreement spelling out terms,do you even know if this person owns the property?
What kind of reciept was given and what did it say?
With this not being in writing it will be open to verbal interpretation by a judge in a court of law which then becomes who LOOKS like they are telling the truth.
You could contact an attorney but you might just want to chalk this up to a bad experience.
Each state has there own landlord/tenant laws so i couldn't comment on that.
Call an attorney and tell them exactly what happened and see what they think your chances are.
