bought a house in3/2003.W e had to move out in 4/2004 due to mold, structure damage. Also found termites and damage to over half the house.I have been working with bank to try to work out something for the past year.Now the bank has sold servicing to mortgage co. and reported past 4 payments on credit record. Mortgage co. Has charged off on the loan(cost more to hire attorneys than house is worth now).We are left now with this on our record.We have been homeowners for the past 33 years & good credit.My husband is disabled and we need a home. Are there any companies that will give me a loan now? This house was not our fault.We have lost everything due to this.If anyone can advise me please do so.

If you did not buy the house from your mortgage company they have no responsibility or liability for the condition; they only loaned you the money to buy it with.

There is nothing in it for the bank to "try to work out something" for you, they just want to be repaid, period.

If you have issues with the house they should be with who you bought it from.

Just like buying a car from Ford and borrowing the money from Bank of America; it's not Bank of America's fault if your new Ford is defective.

There are companies that make loans to people with blemishes on their credit but a foreclosure, especially a recent one, is a tough risk because in the new lenders eyes if you didn't pay the former one why are you going to pay them now.

Your best option to own a house again right now is to try and find one the owner is willing to finance or lease purchase with you. If you do find someone willing to help you it is very important to make your payments to them on time to get started re-establishing your credit
