In the last month here in Ohio 2 people have been killed in forclosed homes. Another lady yesterday was pushed down the basement steps and her purse stolen while checking on one of her properties.
Angie For those of us that concentrate on doing mostly BPOs, the OP reminds us about the need of being cautious while doing interiors. I have almost gotten to the point of just not doing them anymore. Beside the crime risk in some neighborhoods, is it really worth the little extra you get for all the access issues that come with them? Nonetheless, thanks for posting Angie and reminding us of what we already know but have a tendency to forget. Be careful folks, desperate people will do desperate things! Again, please try to keep things accurate. The agent murdered near Kent, for sure was not showing a f/c'd house. It was vacant, yes, f/c'd, no. And I do not believe the agent killed in Y-Town was showing an f/c'd house either. KT- Sorry, I think you are losing the spirit of the message. As someobody who is thousands of miles away, I am not as interested in the particulars of these cases. The intention of the message was to remind us to be aware of our surroundings and to be careful. That is a very worth discussion. The particulars of whether it was an apartment, a foreclosure, etc. have absolutely no bearing on the discussion to me....just my opinion.

The Ohio agent was local to me. She was in a nicer subdivision, and was in the back yard. She had walked through the property and into the back yard and was checking the exterior. She heard a noise in the house and went back in. The guy grabbed for her purse and at the same time pushed her down the basement stairs. She has three cracked ribs, a concusion, and a messed up knee. I am not even going to comment on her actions but I will list what I do at every property no matter what - nice area or crackville. 1) I do not pull into the drive, I park across the street from the property and I sit there for at least 2 minutes watching not only the house but the surroundings. 2) I take the following things with me: 1)my cell which is set on location so that if I dial 911 I do not need to tell anyone where I am - my location shows up. 2) My huge police flashlight, tucked under my left arm so that should I need to I can grab the light part and swing it around at someone's head. My camera on a strap around my right wrist so that I do not have to have anything in my right hand or left. My keys (with a whisle on the ring) are tucked into my back waist band. (notice I do not take my purse) 3) Walk around the entire exterior - EVRYTIME. Look at all windows - including basement ones, look for any smudges left by hands trying to open them. Try every knob on every exterior door and if one is unlocked, leave. If you see any signs of entry, leave. Go around the corner in your vehicle and call the police radio room to dispatch a cruiser to your location. If you do not see any signs of entry, enter the house through the front door. Yell very loudly "Realtor" and listen for movement - if you hear any noise - leave. Walk the entire house prior to doing whatever it is you are there to do. Check every closet and then set about your business. It takes time but your attention is on one thing checking the house, not taking pics or whatever. I have never entered a house that made me feel uneasy. Any vacant house anywhere is a potential trap for an agent. Think and pay attention to the hair on the back of your neck.

Good advise from all. Might I be so bold as to suggest carrying wasp/hornet spray. It doesn't require an FID card and has the same effect as pepper spray or mace but at a much greater distance and for a much longer time. In addition it serves as a deterent for dogs, skunks (both 2 and 4 legged) and it's cheap. Oh and did I mention wasps and hornets also.

I highly disagree with this statement. The reason is many that purchase a knife,gun,etc. do not practice to use it.
I believe it is a waste for someone to have a gun and then feel SECURE and have no clue and be rusty as a nail when they need it.
It takes time and commitment with any weapon along with maintenance and costs of range time and ammo to train properly.
Having weapons and not knowing how to use them can actually put you in a worse situation with an attacker.
So if you buy a weapon make goals with it and stick to those goals.Your life is worth taking the time to put in the work instead of just BUYING SOMETHING. I disagree with your statement. You assumed only the negative in what I said. I know of 5 agents in my office who carry guns, and they all know how to use them very well. Myself included. There are always bad apples in every group. I did not imply to just go out and buy a gun and stick in a holster. Please don't assume only the negative in my posts.

That would work great except in Detroit. If you call the cops on a house that shows forced entry they are not showing up that day. Probably not even at all.

Here is the reality of some of these ideas...First off, they all have great intentions and none of them are wrong, but for me most of these wil not work.
1) Always take somebody with you- I do BPOs every day. Who do I find that has absolutely nothing to do that will go to work with me every day?
2) Always let somebody know where you are- I am not calling somebody from every stop and letting them know where I am. I make multiple stops every day. I chose to do this for a living. Making multiple calls to somebody every day may have that person killing me.
3) Do not enter on a property that shows forced entry- Now this is where I am probably stupid. I have done that and I probably will again. Calling the cops and waiting for half a day is not an option. I need pics and I need to make a living....
So, while these are good suggestions, they are not practical for me and that may make me an idiot. But, I can't drag somebody around every day and ring somebodys phone multiple times every day....But, I prolly should not enter a property that looks broken into....but I do.

Ditto on the wasp spray. I get the one that sprays 30 feet, and being in Florida makes sense anyway since I have been nailed by wasps more than once. And it would stop a dog , no doubt.
Gun store manager suggested it when I asked for the best pepper spray.

Never thought of wasp spray - that is awesome. I didn't even think about different areas and which cops show up. I always get one in no less then 20 minutes. Also, if there is forced entry and the cops won't show in your area, has anyone ever gone back to the BPO company and stated property not secure - that you will not enter until it is? Now, I do this on my listings - but I don't know how a BPO company would react. The cops here walk the house for me, and after they go through, I go through and get out the 4 inch deck screws and put them through the door, window jam whatever needs secured. We have had a large number of fires in vacant homes, I always think about that when I find one unsecured - first because the house could be damaged (ok most are already damaged in a major way) but because we have had two fire fighters fall through floors while fighting fires. Two of my listings have been arsoned while under my watch - both belonged to the same small bank - I hated making that phone call.

This is true how scary some of these places are. I tried to see a house in Worcester - an hour away from Boston - and the realtor didn't want to show it to me. He just said "go on inside" but wouldn't come in himself. He was afraid of homeless people, animals or worse. I suppose there's always a certain element of risk when dealing with abandoned homes, but that risk should be financial, not risks to your wellbeing.

If I am headed to a property that I feel the slightist bit hinky about I will let our front desk folks know the address. I ask them to call me at a certain time and if I don't answer they are to call the police. Thankfully we have never had to execute this plan yet.
I have on occasion called the police, told them what I needed to do and asked a patrol officer to meet me at the address. They totally understand my concern and will help me out unless there is an emergency call.

If I am headed to a property that I feel the slightist bit hinky about I will let our front desk folks know the address. I ask them to call me at a certain time and if I don't answer they are to call the police. Thankfully we have never had to execute this plan yet.
I have on occasion called the police, told them what I needed to do and asked a patrol officer to meet me at the address. They totally understand my concern and will help me out unless there is an emergency call. Are you in a small town? I can not imagine the police here doing that. I choose to do this for a living, I am not going to call them before hand as they certainly have more pressing business. But, if I got to a property and something was amiss, I would call. But, I would not consider calling because I am choosing to do a BPO in a rough area....
