I have a pre-list which is a 4 family in poor condition. The City recently sent a letter to the lender/owner and listed 4 pages of code violations. This should be disclosed right? I always put "as-is", etc in the MLS info sheet but in this case I have info which would affect value right? So, I should attach it in my MLS listing ?

Yes. If they are not going to be corrected by the seller, disclose, disclose, disclose. I would attached it to the listing that way agents know prior to writing an offer.

If I can obtain a copy, I upload the entire code violations letter to the MLS. That way, no surprises. And DISCLOSE and then DISCLOSE again.

My city took care of that 2 years ago. We have to go to the city web site and download a violation report. If there are no violations the buyer simply signs it. If there is a violation then they have 90 days to fix after closing. Takes the pressure off the agents.

Prior to that though, I disclosed.

Disclose, disclose, disclose. The bank might get mad at you, but you'll have no reason to be to become a defendant in a buyer's lawsuit. In my experience, the lender's have made it a clause in the listing agreement that the listing broker disclose all such matters.
