What do you feel is the best CRM available for running a real estate office and why.

I am a broker with 15 agents on my team. I'd like something that has the ability to manage leads, drip email, tasks, follow-up plans,...

Any feedback would be appreciated!

I have heard great things about Sales Force. I have never personally used it but it is my understanding that the program will actually take a lead, verify that is contact info is legit, and seperate the lead as a good or bad lead. I also know people using it for help dispurse leads to different sales team members to call and book the leads.

I use Send Pepper which is an auto responder system. I am able to manage my clients, drip emails, and follow up. I do not use it for anytime else but you should also check it out.

Go to GaryDavidHall.com. He is a "tester", and studies all the major CRM systems. If you tell him what your CRM needs are, he can tell you the good, bad, and ugly of them. I actually have him helping me now to make a decision to stay with TP, or move to another system.

IXACT Contact is a really great web-based CRM that's easy to use and specifically designed for realtors. In fact, it's one of the system's Gary David Hall reccomends. Some of it's features include drip marketing, Smartphone Wireless Syncronization, and Activity Plans. They offer a 5-week free trial on their website - IXACT Contact .

I'm a big fan of HighRise.... http://www.highrisehq.com.

Made by 37signals, who also makes BaseCamp, a project management program I use too, to manage tasks amongst my team.

Best of luck!

Bryan

this website has the top 5 CRM for real estate. I would suggest looking at these and then looking further into them.

I would check out AgentsHQ, it is a fairly new CRM system that is really easy to use and has little to no learning curve. We are providing new users 3 free weeks. If you have any questions or concerns about AgentsHQ feel free to contact me as I am the founder and developer of the system.

SugarCRM is the most possible options that you can get for a FREE Real Estate CRM solution with 7 day trial.
It is 100% FREE version and if you combine it with http://sugar.crmformbuilder.com then you can create unlimited custom lead capture forms that drop right into Wordpress, Joomla etc.

Sugar CRM is NOT a Real Estate specific CRM. It is a very good generic CRM, but it is NOT made for use by Real Estate agents. Only a VERY small percentage of agents will make the time, and have the patience and skills to create the necessary modifcations and work-arounds to make Sugar work for them. I know this from having spoken with thousands of agents over the last 13 years. I sell over 30 different Real Rstate CRMs and hear it from the agents mouths. ACT!, Goldmine, and Maximizer all have Real Estate add-ons, to make them Real Estate specific, but virtually no one likes any of them.

Sales Force is another generic CRM, but it does have a couple add-ons available to make it Real Estate specific. Based on my experience with it, and the feedback I've had, it is the most difficult out of all of them to learn because it is the most powrful. Get ready for a very long learning curve that most of your agents will not put up with. Also, their sales and support people are not very interested in small accounts.

Anyone use their own CRM, in Excel form? I'm a new agent and think I will have more control over manually managing my contacts though excel. Any advise?

Excel is not a CRM, nor are there any add-on programs to use Excel as a CRM because Excel is a Spreadsheet software. There are some that use Microsoft Access because it is a database software. The real issue is that Excel is a "flat" database" as opposed to a "relational" database. As a Real estate agent, you want a relational database. Excel is extremely limited to what it can do for you vs. a Real Estate specific CRM. There are many CRMs available. Which one is right for you depends upon your aptitude for software, your current needs, and your future goals. Those criteria along with e-mail requirements, phones and other devices, are what guide my advice when asked for help.
