I have tried everything I can think of to maximize my showing numbers, and minimize my no shows. If I were to guess, I would say 40-50% of my appointments I make AND confirm do not show up. I make multiple appointments for the same property to prevent a wasted trip, but this is not always an option.

I was wondering if anyone else out there is having the same issue. Or if anyone has any tips or suggestions on how to weed out the bogus prospects. Phone/text/e-mail confirmation is all being used at the moment. Perhaps it is just the nature of the business and the current rental market. It is a double edged sword as every call is a potential lease agreement. But I find myself wasting a considerable amount of time on bogus appointments.

Another reason why I don't do rentals. Has Philadelphia changed its name to the City of Poor Etiquette ?

Can't you reduce that percentage by having prospects come to your Office instead of meeting at the Site ? Certainly for the first meetings !

Yes, having them meet at the office is a good suggestion. Even if they don't show, I will not have wasted any time. Thanks for the idea. It is very unfortunate that some people think it is ok to waste someones time. I guess it is a representation of what kind of a resident they may have been if they fail to confirm or show up for an appointment.

Agreed, having them meet at the office is a good one. How far in advance to you confirm? Perhaps you should have them confirm about 30 minutes before you're supposed to leave to meet them?

I have always tried to book as many showings as I can for the same time. I do this for two reasons; one to create a sense of urgency and the other is so that I don't waste my time waiting for no-shows. I also call the people the day before to confirm and ask that if they need to cancel to please phone my cell phone.

I also try to ask as many questions over the phone to try and determine if they are a good prospect or not.
