Before you sign up with any broker, make sure you ask what will be required of you. One Weichert broker I know demands that his agents purchase home warranties (about $400) for each of their listings if the seller refuses to buy them. That, to me, is patently ridiculous. If the seller doesn't want to buy it then fine. Or if you the agent want to do it, fine...but for the broker to demand that you buy it yourself is rather offensive, if you ask me.
Be sure to ask about any desk fees, Open House requirements, etc. before agreeing to sign up with ANY broker.
All of us who work for franchises have to pay an 8% fee to Weichert for every transaction. I don't mind this too much though since Weichert does do a really good job promoting listings. What I hate is that if a client responds to my listing on Weichert.com I won't necessarily get the lead and whoever DOES get the lead has to pay a 35% referral fee to Weichert for it. On top of the 8% franchise fee. That said...I've never sold a listing via Weichert.com so I guess it's not that big of a deal!
