I have something I've been working on (in my other job as a software developer) wherein you can generate leads through text messaging... you can try it by texting the word HOUSE to 222888.

To use the product, you would get your own codes that you put on sign riders in front of your own listings (or in newspaper ads for instance), and when people sent a text with your code in it, they get a "mobile flyer", your contact info, pictures of the listing, and you get their phone number or you can text them back from the web interface... It works with any phone and the codes and signs are reusable from property to property, in other words you only buy signs once then reuse them.
