Just curious, for those of you that do cold calling as part of your prospecting....

Do any of you cold call the homes around your new listings or around your recent sales? (Calling around listings and sales)

This is a strategy that Mike Ferry advocates as part of daily prospecting. Wondering if anyone has any feedback.

I do this all the time. I hit the whole street and if you door knock and leave a sold flyer behind to those not home your odds improve. I just double ended the neighbors house to another neighbor I just sold. Total commish in last 60 days from this strategy on two neighboring properties is $45,000 and counting. Calling/knocking around others' sales is good too! Take LARGE action for large results!

I have door knocked around newly listed and left door hangers if nobody was home. I tried it with a couple of listings and didn't have any luck. Maybe I didn't stay with it long enough.

Calling around new listings and solds (or knocking on doors around new listings and solds), in my opinion, is the best way to approach people. You have tangible information for the neighbors, and you are soft selling yourself as information source rather than a pushy realtor. I like this idea a lot, although I have not implemented it yet myself. The problem in my mind is that I know NOBODY likes to be on the receiving end of solicitation, especially at their own front door, and trying to find a work around this discomfort for the neighbors' sake is important to producing yield (in my mind).
