I am fairy new to the industry and was wondering for those of you that do cold calling, who are you calling or perhaps who do you recommend cold calling?? Currently I call on Expireds about one week after they expire so that I am not annoying them and seperating myself from everyone else. The amount of mail and calls they recieve in the first 3-4 days is unbelieveable.

I understand many of you do not cold call and I understand the implications of the Do Not Call list. That being said, I am big proponent of cold calling as a method of lead generation.

For those you that agree, please share your thoughts. I am rewally tempted to go back to the proven old school method of opening up a phone book and calling.

I think you should call them asap, and then follow up in a week if you could not get a listing appointment. Remember, the purpose of the call is to get the appointment, not to get the listing over the phone.

A personal visit is much better than a phone call. Go to their house in the evening when they are likely to be home. It's much harder for them to not talk to you if you are face to face.

Same goes for calling out of the phone book. I think you would be better off canvassing a neighborhood.

I started to do cold calls then dropped it for no reason. Are you having success with cold calls? if so, how much?

I have been in the business now for a little over 5 years... cold calling was never all that effective for me when I first got started due to the lack of experience I had closing deals. One thing that I found over time is that when you are able to open the home owners eyes to other options i.e. short-sale, renting etc... it can help get you in the door especially if you have a good knowledge base on these other avenues.
