Any PART TIME agents and brokers here?

If so, please share your tips and tricks on how you manage your time, are productive and use your day and weekends etc.

The reason I am asking is because I am still part time and would like to share and get tips from others in the same situation as me, I am thinking of going full time as soon as my wife starts working and generating a second income in the house.

Though I am fulltime, at times my schedule is part time. My wife brings home the bacon and I fry it up, so I take care of the house and much of the duties involving the kids. Im constantly juggeling the kids and getting them to babysitters, grandparents, etc. It works for us.

Well, I wouldn't consider myself part-time, however, I do have a 30 hr. week job as well.

Fortunately, my job is very flexible. Any phone calls I need to make I can do during my lunch, or if it's more urgent, I go down the hall to talk.

The majority of my real estate business is either in the evenings or weekends to work around my clients schedule, so no problems there. The only difficulty I have is my CE and networking, which I have found is almost always during the work day, so I use vacation time to squeeze these in.

Many days I leave my house at 7, get to my job at 8, leave my job at 3:30, meet buyers at 4-5, and get home around 9. Yep, long days, but this is how it has to be for now.

I was part time for a few years, but my job was rotation with several days off and on. I was able to work that way and none of my clients found out I had another job. I was also able to answer my calls without a problem. Now that I am full time, I don't know how anyone can juggle it w/a 9-5 job. Just don't let your clients know that you have another job!

I currently work the same way! I am a consultant in IT as well and feel that it's perfect because I can often upload, modify and change listings from work, can answer calls and return calls and can e-mail anyone I want.

Personally, I feel that it's important to have regular cash flow in this business until you start making 20 to 30 transactions a year which is an average of $180,000.00 to $300,000.00 gross.

I also want to stay busy and stay sharp, sometimes I start getting lazy and lethargic when not working and getting up early etc.

Anyone else have any tips and tricks about part time real estate?

I limit myself to 2 nights per week of showings, and try to keep one full day of the weekend to myself/family. It doesn't always work out, but for the most part it's okay.

Right now, my daughter is in after-school volleyball, so I will not work on her game nights. Clients are quite understanding, in fact, I think they appreciate working with someone who takes family time as it gives us a way to connect!

I don't consider myself part time, because I work all the time, but my hours probably don't add up to 40 hours per week.

Using technology helps me to work efficiently.

My schedule is much like DeeVee. I have a 40-hr/week engineering job, and I also own/maintain/manage 5 single-family rental houses. My wife works 32 hours per week and does most of the child care, grocery shopping and house cleaning. I try to keep my showings to 1 evening per week, and one weekend afternoon per week. The rest of my real estate time is spent after my family goes to bed (just so I can be present as much as possible for my family...but still allocate time to achieve some in real estate). My schedule sounds hectic, but it really is pretty manageable. Good luck!
