Ok... if that is not the answer you were looking for, let me try again to decode your message correctly.
You have a buyer client that has already found the home they want to make an offer on and you want to know what to do next.
If that is the case, then what I would do is get a buyer/broker agreement signed, then write the offer up.
Now... assuming you are licensed as a real estate agent in your state, I am a little concerned that when you have a buyer who has found a home they would like to make an offer on, your not sure what to do next

. Frankly, if you don't know what to do next at this point, you and your client are going to be in some serious trouble in the escrow process.
In the interests of your client, you might want to refer them to another agent for some percentage of the deal and go back and hit the books from your real estate classes.
